Flagstaff ​Inventory Grows Sixth Months in a Row, Home Price Stable

The Flagstaff fall market opened with a significant 14.1% increase in inventory this September, however, new listings dipped 21% from August. These trends are expected for the season, and while the higher inventory is beneficial to buyers entering the market, higher interest rates continue to deter some. Here's the most recent update. 

 

FLAGSTAFF HOME SALES

US Existing-Home Sales Fell 2.0% in September while Greater Flagstaff's housing sales rose 6.2% from the previous month according to data released by the Northern Arizona MLS. One hundred and thirty-eight homes were sold in September, representing a 28.9% decline from the prior year.

"As has been the case throughout this year, limited inventory and low housing affordability continue to hamper home sales. The Federal Reserve simply cannot keep raising interest rates in light of softening inflation and weakening job gains, " said National Association of Realtors Chief Economist Lawrence Yun.

FLAGSTAFF MEDIAN HOME PRICE

Flagstaff Median Home Price & DOM Sept 2023

"The median list-to-sales ratio for this area is 98.8%." List to Sales Ratio is the percentage of the list price that the buyer paid for the property. 

Flagstaff sold median home price climbed 3% vs August this year. If we compare it to the same month last year, it jumped 25.2% from $625,000. The median sale price measures the ‘middle’ price of homes that sold, meaning that half of the homes sold for a higher price and half sold for less . . . For example, if more lower-priced homes have sold recently, the median sale price would decline (because the “middle” home is now a lower-priced home), even if the value of each individual home is rising.

Homes remained on the market for a median of 59 days, which means homes sold 12 days faster vs the prior year, but slower than the 53 days we saw in August.

2023 Flagstaff Real Estate Market Watch Total Home Sales - 138 homes, down 28.9vs Sept 22.

Median Sales Price - $782,750 up 25.2% vs Sept 22

Mortgage rates - The weekly average for a 30-year fixed rate mortgage rate is 8.01% as of October 23, up from 7.75 percent last week. That’s the highest level since August 2000, according to Bankrate data.  

Longest days on market (SF): 441 days, this is a 5-bedroom million-dollar Flagstaff home situated on over an acre overlooking the 5th hole of Flagstaff Ranch.

CDOM The acronym CDOM (Cumulative Days on Market) is used by the Flagstaff MLS to describe how many days a property has been available for sale. A property must be off the MLS for at least 90 days for the CDOM to restart, even if a different agent lists it. We report the average days on the market for properties sold based on CDOM.

The number of days a home sits on the market can tell us a lot about pricing. A high CDOM is commonly a strong indicator that the home is overpriced.

The luxury benchmark price for Flagstaff single-family homes is $975,000, set by The Institute for Luxury Home Marketing.  LUXURY BENCHMARK PRICE is the price point that marks the transition from traditional homes to luxury homes.

  • Homes sold for a median of 96.15% of list price in September 2023.
  • The most active price band is $3,200,000-$3,499,999, where the sales ratio is 300%.
  • The median luxury sales price for single-family homes is $1,750,000.
  • The median days on market for September 2023 was 67 days, up from 81 in September 2022.

  • The lowest-priced single-family Flagstaff home that sold in September was a $255,000 one-bedroom cabin on 1.02 acres in Hart Prairie. This getaway is less than a mile walk to Snowbowl 
  • The lowest-priced Flagstaff townhome sale last month was $319,000 two-bedroom in Christmas Tree Estates neighborhood. It comes with additional loft area and a private fenced in yard.
  • The lowest-priced condominium sold was a $270,000 one-bedroom move-in ready lower-level condo in the highly desirable Arbors community, minutes from downtown and NAU.

Income Properties Are Trending, But Is Landlord Life for You

 

If the thought of investing your money into brick and mortar—or perhaps some stylishly-painted siding—excites you, join the club.

 

Investing in real estate has long been one of Americans' favorite ways to grow their wealth. In fact, over 70% of single-family rental properties are currently owned by individual investors rather than corporations, according to Census data.1

 

Moreover, a decade's worth of Bankrate surveys has found that Americans often prefer real estate for long-term wealth building over other investments. According to Bankrate's latest survey, for example, Americans have historically embraced real estate, in part, because of the strong return on investment it can offer—especially to investors willing to stick with a property over time.2 It’s also a popular way to hedge against inflation since both rental income and property values tend to rise in tandem with overall prices.3

 

Now, as higher interest rates continue to push priced-out homebuyers to the sidelines, a new crop of “mom and pop” investors are eyeing the mushrooming rental market as a potential goldmine.4 Interest in buying a home to both live in and rent is also on the rise, especially amongst cash-strapped buyers looking to supplement their mortgage payments.5

 

But how do you know if you’re well-suited to take advantage of these real estate investment opportunities?

Here are three signs that owning a rental property in Northern AZ could be right for you.

 

 

  1. YOU'RE A FLAGSTAFF/SEDONA/WILLIAMS HOMEBUYER WHO WANTS HELP COVERING THE MORTGAGE

 

If you're looking for a creative way to buy a home without overspending, “house hacking” could be the answer. Increasingly popular with first-time homebuyers and budget-conscious investors, house hacking simply means buying a home that you intend to live in while renting out a portion of it to one or more tenants.5

 

House hacking also tends to be easier to break into than traditional real estate investing since you don't need as high a credit score or as large a down payment to qualify for a mortgage. In fact, some government-backed mortgage programs will let you buy a primary residence with little to no money down.6 Buying a home you don't plan to live in, by contrast, may require you to put down as much as 15% to 25% to qualify for a loan.7 

 

If you house hack, the money you collect for rent each month can help cover your mortgage and other homeownership expenses. Depending on your setup, you may also be able to save on utility bills by splitting them with your tenant or tacking a portion onto their monthly rent. Another major advantage of house hacking is that it entitles you to certain tax benefits and deductions available only to landlords.8

Besides the monthly proceeds, purchasing a rental home can also add diversity and long-term stability to your investment portfolio and help you build wealth over time.9

 

According to data from the Federal Reserve, real estate owners have historically prospered. In early 2020, for example, the median home was worth almost triple what it was 30 years prior. Then, during the pandemic-era real estate boom, average home prices grew at an especially frenzied clip, climbing by nearly 50%, on average, in just two and a half years.10

 

However, the rate of appreciation can be hard to predict, so it’s prudent to invest in a property that also offers positive cash flow, which means the rent you take in exceeds your expenses. This strategy helps to ensure that you’ll put money in your pocket each month, even if the property’s value takes time to grow.

 

While today’s higher mortgage rates can make it more challenging for landlords to turn a profit, investment opportunities aren’t reserved for cash buyers. In fact, currently, almost 60% of real estate investors take out a loan to finance their purchase, according to Thomas Malone, an economist at the real estate data firm CoreLogic.He also notes that more small investors are stepping in to meet demand for rental housing, which has grown since many would-be buyers remain priced out of the purchase market.4

Another increasingly popular way to draw income from an investment property is to convert it to a short-term vacation rental. But beware: This strategy can be riskier as some municipalities have tightened rental restrictions and others are suffering from market oversaturation.11,12

 

With that said, if you're an experienced investor who can afford to take on some uncertainty, then investing in a short-term rental could make sense for you.

 

If you find the right property, for example, you could earn significantly more renting it short-term on a platform like Airbnb than if you rented the home to a long-term tenant.11

 

The key is to keep it occupied as much as possible at a premium nightly rate. To do that, you’ll need some marketing savvy, hospitality skills, and business acumen. Of course, you can always hire a professional property manager, but you’ll need to factor the cost into your budget.

 

The vacation rental market enjoyed a boom during the pandemic, and some inexperienced investors are finding they bit off more than they can chew. As a result, there's an opportunity to snap up some of these properties, but you'll need some cash on hand and a willingness to learn the business.12

Estate planning is often overlooked or misunderstood, yet it plays a crucial role in ensuring your assets are handled as you wish when you're no longer here. Have you ever wondered what happens when you stumble upon a will that was created by someone who passed away many years ago? Ashley explains that the outcome depends on various factors. If the will is outdated or the assets have significantly changed, it might not align with the current situation. In such cases, the distribution of assets may not follow the will's directives.

Moreover, it's a common misconception that having just a will is sufficient to avoid probate court. While a will is essential for outlining your wishes, it doesn't bypass the probate process entirely. Instead, it serves as a guide for the court to determine who's in charge and how assets should be distributed. To ensure a smoother transition of assets, comprehensive estate planning is essential.


When it comes to real estate, there are various ways to hold title. Ashley highlights some of the most common methods:


1. Joint tenancy or community property with right of survivorship.
These options allow the property to pass to the surviving joint owner automatically upon the death of one owner, avoiding probate. However, they may not be the most protective if one owner becomes incapacitated, and they won't help if both owners pass away simultaneously.

 

2. Tenancy in common. This approach offers more flexibility but doesn't provide the automatic transfer benefits of joint tenancy or community property.

 

3. Revocable living trust. Placing real estate in a trust can help avoid probate and streamline the transfer of assets. It can also provide protection in the event of incapacity.

 

4. Using an LLC or other business entity. Some individuals choose to hold real estate in an LLC or another business entity for liability protection and management purposes.


Ashley advises against simply adding an adult child as a joint owner to bypass probate, as this may impact the child's capital gains tax liability. It's crucial to consider the potential consequences before making such decisions.

Flagstaff New Listings and Home Price on the Rise 

 

As the school year kicks off and as the holidays approach, the market cools. It’s what’s expected. Here's the most recent update. 

 

FLAGSTAFF HOME SALES

US Existing-Home Sales Decreased 0.7% in August while Greater Flagstaff's housing sales rose 1.6% from the previous month according to data released by the Northern Arizona MLS. One hundred and thirty homes were sold in August, representing a 21.7% decline from the prior year.

"Home sales have been stable for several months ... Mortgage rate changes will have a big impact over the short run, while job gains will have a steady, positive impact over the long run, " said National Association of Realtors Chief Economist Lawrence Yun.

In August, the Broaddus Properties Group listed and sold: seven Flagstaff, Munds Park & Williams homes valued at over $4.9 million.  

 

FLAGSTAFF MEDIAN HOME PRICE

"The median list-to-sales ratio for this area is 99.9%." List to Sales Ratio is the percentage of the list price that the buyer paid for the property. 

Flagstaff sold median home price in August 2023 increased by 9% vs July this year. It jumped 20.6% year on year to $760,000, from $630,000 the previous year. The median sale price measures the ‘middle’ price of homes that sold, meaning that half of the homes sold for a higher price and half sold for less . . . For example, if more lower-priced homes have sold recently, the median sale price would decline (because the “middle” home is now a lower-priced home), even if the value of each individual home is rising.

Homes remained on the market for a median of 53 days, which means homes sold 3 days faster vs the prior year, and slower than the 48 days we saw in July.

2023 Flagstaff Real Estate Market Watch Total Home Sales - 130 homes, down 21.7vs Aug 22.

Median Sales Price - $760,000, up 20.6% vs Aug 22

Mortgage rates - The weekly average for a 30-year fixed rate mortgage rate is 7.42% as of September 24, up from 7.41 percent last week. That’s the highest level since December 2000, according to Bankrate data.

CDOM The acronym CDOM (Cumulative Days on Market) is used by the Flagstaff MLS to describe how many days a property has been available for sale. A property must be off the MLS for at least 90 days for the CDOM to restart, even if a different agent lists it. We report the average days on the market for properties sold based on CDOM.

The number of days a home sits on the market can tell us a lot about pricing. A high CDOM is commonly a strong indicator that the home is overpriced. 

 

FLAGSTAFF LUXURY HOME SALES

The luxury benchmark price for Flagstaff single-family homes is $975,000, set by The Institute for Luxury Home Marketing.  LUXURY BENCHMARK PRICE is the price point that marks the transition from traditional homes to luxury homes.

  • The Flagstaff single-family luxury market is a Seller's Market with a 26% Sales Ratio.
  • Homes sold for a median of 97.69% of list price in Aug 2023.
  • The most active price band is $1,400,000-$1,499,999, where the sales ratio is 150%.
  • The median luxury sales price for single-family homes is $1,470,000.
  • The median days on market for August 2023 was 47 days, up from 50 in July 2022.

  • The highest-priced Flagstaff townhome sale was a $1,775,000 four-bedroom mountain rustic luxury townhome in Pine Canyon with views of the #12 fairway and green of the Pine Canyon Golf Course. 
  • The highest-priced Flagstaff condominium sale was a $507,400 move-in ready two bedroom in Switzer Mesa/Ridge

  • The lowest-priced single-family Flagstaff home that sold in August was a $285,000 four-bedroom residential/commercial property in Sunnyside with a detached garage and workshop
  • The lowest-priced Flagstaff townhome sale last month was $442,500 four-bedroom built in 2015. Located in the Railroad Springs community, close to NAU
  • The lowest-priced condominium sold was a $358,495 one-bedroom located on the ground level of Building 2 in the Switzer Mesa/Ridge area, minutes from downtown and NAU.
