What Buyers Need To Know About Contract Timeframes


Here’s what buyers need to know about timeframes in their contracts.

 

“What are the deadlines and timeframes in a contract?” People ask me this all the time, so today, I want to briefly go over how long each part has to complete their side of a housing contract. 

 

First, the seller has to deliver the disclosure statement within five days of the contract. Once buyers receive it, they have the inspection period to decide if any of the problems are bad enough to cancel the contract. This inspection period is usually 15 days or less, and it starts once the contract is signed by both parties.

 

Buyers also have five days to review CCNRs and HOA documents starting the day they receive them from the title company. Keep track of these because if you forget about them and miss your five-day window, you’re out of luck.

After this comes the appraisal. If the appraisal comes in too low, you have a set amount of time to negotiate a workaround. 

 

I wanted to go over this because it seems like buyers are a little hesitant right now due to higher interest rates. Some are afraid of what's going to happen with the housing market. I understand the fear, especially if you’re buying an investment property. However, if you’re buying your forever home, understand that our market always has ups and downs. There is no perfect time to buy, so purchase when you can and begin building equity.

7 Tips to Maximize Your Home’s Sale Price

 

Over the past few years, a real estate buying frenzy bid up home prices to eye-popping amounts. However, as mortgage rates have risen, buyer demand has cooled. Consequently, Northern Arizona home sellers who enter the market today may need to reset their expectations.

 

The reality is, it’s no longer enough to stick a “for sale” sign in the yard and wait for buyers to bang down the door. If you want to net the most money possible for your property in today’s market, you’ll need an effective game plan and a skilled team of professionals to implement it.

 

Fortunately, we’ve developed a listing strategy that combines our proven approach to preparation, pricing, and promotion—all designed to help you get top dollar for your home. But you will play an important role in the selling process, as well.

 

Here are some crucial steps you can take to set yourself up for success as a home seller in this market:

 

 

  1. Make Strategic Repairs and Improvements

 

When you sell something, it’s important to consider what your customer wants to buy. And according to the National Association of Realtors, only 6% of today’s buyers report that they are looking for a DIY fixer-upper.2 The vast majority want a move-in-ready home, which means that any outstanding repairs or dated features can be a major turn-off.

 

Before your home goes on the market, we’ll conduct a thorough walk-through to identify any problems that could prevent it from selling. In some cases, we may recommend a professional pre-listing inspection. Finding and addressing issues like leaks, rot, and foundation problems up front can pay off in the final sale price. Plus, it prevents sales from falling through because of a red flag on the home inspection, a scenario no seller wants to face.

When buyers look at a home for sale, they’re trying to envision themselves living there. That’s hard to do if it’s chock-full of the current owner’s family photos, children’s artwork, and souvenir collections. Plus, cluttered homes look smaller, and older items can make them feel dated.

 

Decluttering before you put your home up for sale will help you in the long run—after all, you’ll need to move all your things to your new home eventually. Now is the time to shred, digitize, or organize old documents, donate old clothes, or move bulky furniture into storage. At a minimum, you’ll want to pack away excess items neatly before potential buyers view the home. Remove personal photos and other trinkets to create a blank slate that viewers can imagine decorating with their own prized possessions.

In the past few years, you may have seen homes in your neighborhood sell for shocking amounts and wondered if you could get a similar price for your property. Is Our Housing Market Really That Bad?


Here’s what buyers and sellers should know about our housing market.

What’s really happening in our market? Whether you’re looking to buy or sell, you need to be informed, which is why I’m sharing the latest data from our housing market. 


In August 2022, the median sales price was $630,000, and the median days on market was 56. This means our market is slowing down a little bit. After a long stretch of strongly favoring sellers, our market appears to be balancing. 


I know this may be a bit of a disappointment for some sellers, but our market really needed this correction. The type of price growth we were seeing before was just unsustainable. 

"If you’re looking to buy or sell, there’s still time."


The main culprit behind our market slowdown has been higher interest rates. As of now, the average interest rate on a conventional 30-year mortgage is 6.02%. That may seem high, but you have to remember that rates have been historically low for a long time. Current rates aren’t actually that bad; we’re just used to them being extraordinary. 


Meanwhile, Flagstaff’s highest townhome sale in August 2022 was $990,000, and our highest condo sale was $935,636. Luxury homes are still selling, especially near the golf courses. If you’re worried that the market for luxury properties has dried up, don’t worry. There’s still time.

 September Sees More Closings, Flagstaff Homes Stay Longer on the  Market 

 

The market is slowly rebalancing, rewarding patient buyers as prices soften. The surge in sales brought on by lowering home prices also decreased overall inventory. Here's our latest update.

 

FLAGSTAFF HOME SALES

The US Existing-Home Sales Decreased 1.5% in September vs August while Greater Flagstaff's housing market posted a flat growth according to data provided by the Northern Arizona MLS. There were a total of 192 homes sold, the same number a year ago.

 

September 2022 Flagstaff Home Sales By Type

 

"The housing sector continues to undergo an adjustment due to the continuous rise in interest rates, which eclipsed 6% for 30-year fixed mortgages in September and are now approaching 7%. Expensive regions of the country are especially feeling the pinch and seeing larger declines in sales," National Association of Realtors Chief Economist Lawrence Yun.

FLAGSTAFF MEDIAN HOME PRICE

Flagstaff Median Home Price & DOM September 2022

"The median list-to-sales ratio for this area is 100.1%." List to Sales Ratio is the percentage of the list price that the buyer paid for the property. 

Flagstaff's September median sold price posted a negligible decline at -0.8% vs last month, however it is still up +4.7% year over year to $625,000, highest in more than a decade. Homes remained on the market for 71 days (median). This is significantly slower than the 56 days we saw in August and 55 days the year prior.

SEPTEMBER 2022 Flagstaff Market Watch Summary

2022 Flagstaff Real Estate Market Watch Total Home Sales - 192 homes, flat vs September 2021.

Median Sale Price - $625,000 up 4.7% vs September 2021, highest in more than a decade

Mortgage rates - The 30-year fixed-rate mortgage rate averaged 7.04% to 7.2% as of October 19, up from last month when it averaged 6.3%. A year ago at this time it averaged 3.5%.

Longest days on market (SF): 706 days This is a new construction private retreat in Pine Canyon with two separate bedroom suites and a separate guest casita.

CDOM The acronym CDOM (Cumulative Days on Market) is used by the Flagstaff MLS to describe how many days a property has been available for sale. A property must be off the MLS for at least 90 days for the CDOM to restart, even if a different agent lists it. We report the average days on the market for properties sold based on CDOM.

The number of days a home sits on the market can tell us a lot about pricing. A high CDOM is commonly a strong indicator that the home is overpriced.

The luxury benchmark price for Flagstaff single-family homes is $975,000,  set by The Institute for Luxury Home Marketing.  LUXURY BENCHMARK PRICE is the price point that marks the transition from traditional homes to luxury home.

  • The Flagstaff single-family luxury market is a Balanced Market with a 15% Sales Ratio.
  • Homes sold for a median of 99.50% of list price in September 2022.
  • The most active price band is $975,000-$999,999, where the sales ratio is 36%.
  • The median luxury sales price for single-family homes is $1,182,000.
  • The median days on market for September 2022 was 81 days, up from 59 in September 2021.

  • The highest-priced Flagstaff townhome sale was a $1,699,000 four-bedroom, 3,199 sqft upgraded luxury townhouse in Pine Canyon that boasts two decks and impeccable views of the 12th fairway
  • The highest-priced Flagstaff condominium sale was a $1,029,700 three-bedroom, new construction in Pine Canyon with a spacious outdoor patio ( also the record holder for longest days on market in Sept 2022)

Lowest Priced Flagstaff Home in September 2022

  • The lowest-priced single-family Flagstaff home that sold in September was a $263,333  2-bedroom in Sunnyside. It is a multi unit investor property that consists of a cinder block house and mobile home. Sold as is.
  • The lowest-priced Flagstaff townhome sale last month was a $380,000 three-bedroom townhouse in Sunnyside built in 2003, listed by Kelly Broaddus.
  • The lowest-priced Flagstaff condominium sold was a $225,000  studio located on the lower level at the Arbors (Woodlands Area)

 

Flagstaff Home Buyer Advice

With soaring mortgage rates and falling home prices, more people are backing out of buying a house altogether. 75% of consumers think it’s a bad time to buy a home with most citing high home prices, recession fears and unfavorable mortgage rate conditions

BUT IS IT REALLY A BAD TIME TO BUY?

If you are currently renting, your landlord may be more likely to increase your payments to offset the impact of inflation. Historically, homeownership is a great hedge against inflation/rising costs because you can lock in what’s likely your largest monthly payment (your mortgage) for the duration of your loan. That helps stabilize some of your monthly expenses.

“A fixed-rate mortgage allows you to maintain the biggest portion of housing expenses at the same payment. Sure, property taxes will rise and other expenses may creep up, but your monthly housing payment remains the same,” James Royal, Senior Wealth Management Reporter at Bankrate
