  • This month’s report displays the market statistics for North America month over month as well as the 13-month trend. 
  • October saw a market of rising inventory, increased sales, and more buyer opportunities due to interest rate cuts and heightened buyer activity. 
  • Luxury single-family homes reported inventory up 19.7% and sales up 21% year-over-year (YoY) and month-over-month (MoM) inventory dipped 3.5%, new listings fell 10.6%, while sales rose 10.4%.

5 Must-Visit Local Stores in Flagstaff This Holiday Season

These stores have everything from baby items to hobby supplies this season.

 

The holiday spirit is in the air. I'm sure that you're as excited as I am as we prepare for the season. As a way of giving back to the community, I'm happy to give you a tour of five local shops owned by Amy Harrington in a plaza here at the corner of Route 66 and Steve's Boulevard. Each one has its own unique charm.

This is my way of supporting the community and acknowledging some of our local folks who are doing amazing things. These people are truly making a difference here, and this is a great little plaza because of them.

1. Babies to Kids. If you have kids or grandkids, you'll love this place. They sell baby clothes and a variety of toys. As a proud grandmother of 27 kids (yes, you read that right), I find myself here all the time, picking out gifts for my grandbabies. They even have an organized and color-coordinated section for gently used items. It’s a win-win for anyone looking for quality baby gear.

 

"By supporting local businesses, we’re also supporting our friends and neighbors.

 

2. Mercantile Home Decor and Gifts. This is my go-to spot when I need a gift for clients or something special for my home. The shelves are packed with beautiful signs, candles, journals, and so much more. You could spend hours here just browsing. They even have local Flagstaff-themed T-shirts and mugs—perfect for gifts or a little self-indulgence.

 

3. Book Nest Toy Store. This place is a dream for grandparents and kids alike. It has specialty toys ranging from Legos to puzzles, there’s something for everyone.

 

4. Book Nest: Paint Your Own Pottery Studio. Located next to the toy store, you'll find this pottery studio where kids can paint their own mugs and other items. It’s a fun way to spend an afternoon and a great way for kids to get creative.

 

5. Northland Hobbies. Amy’s son, Christ owns this store which specializes in hobbies, offering everything from remote-controlled cars, planes, boats, model trains, and more. It’s the perfect spot for kids and adults who love to tinker and create. Some of my clients brought their items here for repair and they were very happy with the service.

 

I couldn’t help but feel grateful for places like this that bring our community together. These local businesses make our area special, and supporting them means supporting our friends and neighbors.

Multigenerational Home Buying: How to Find a Home That Fits Your Whole Family

 

For many homebuyers, multigenerational living used to be considered an option of last resort: it was a route families took only when they needed to ride out a financial storm or care for ailing family members. But that mindset is on the decline: A growing number of families now say that they are embracing multigenerational living and moving in together by choice. 
In fact, research by the National Association of Realtors (NAR) found that the share of multigenerational home buyers rose to 14% in 2022––close to an all-time high.1 


Buyers cite a multitude of reasons for choosing a multigenerational home, including saving money on living expenses, pooling resources, taking care of very young or aging relatives, and spending more time with family. "Multi-generational home buying is a way for families to care for one another, support one another, and often buy a home that may have been previously out of reach," writes Deputy Chief Economist Jessica Lautz in a blog post about the trend.1


Living with extended family has become especially popular in recent years as younger generations face higher home costs and seniors embrace aging in place. According to Pew Research, the number of Americans living in a home with at least two generations of adults has more than quadrupled since the 1970s.2 


For many families, the benefits are substantial. Research shows that people who live in multigenerational homes are healthier and tend to live longer. They also enjoy more financial security. Plus, research by Pew found that people who live with relatives are more likely than not to say that it has been a positive experience.2,3 


That's not to say that multigenerational living is easy: It can also be stressful––especially if you choose a home that isn't suited for a larger family. The key to making it work is to pick a home that can accommodate young and old alike without requiring you to sacrifice comfort or privacy.2,4 


Here's a closer look at multigenerational living, along with tips for finding a home that's suitable for a diverse group. 
 

 
WHAT TO CONSIDER BEFORE SHOPPING FOR A MULTIGENERATIONAL HOME
Before starting your house hunt, take the time to discuss your house plans as a family so that you're all on the same page. Have you hashed out what you're looking for in a new home? Can you agree on potential compromises? Are there any unaddressed concerns about the move?


You may also find it helpful to articulate your "why" for buying a multigenerational home and how each of you might benefit. For some families, multigenerational living is all about caring for relatives and sharing responsibilities. But for others, the goal is to pool resources so that you can purchase a more desirable property or cut down on expenses, like childcare or senior living. 


For homeowner Jian Huang, she initially bought a multigenerational home to help her aging mother. But she says the purchase also helped her family save a lot of money on expenses––as much as $25,000 to $40,000 a year. “It makes so much sense financially and emotionally that we would not have it any other way,” commented Huang to Apartment Therapy.5 


In addition to talking over your short-term wants and needs, you'll also want to weigh long-term issues that could crop up in the future, like accessibility or money concerns. For example, if some family members are nearing retirement, accessibility issues (such as extra-steep stairs or a narrow hallway) could become a problem over time. Similarly, a more luxurious home with extra amenities like a pool may appeal to buyers who have gathered a lot of cash upfront, but it may also require a bigger long-term budget for maintenance and supplies.

WHAT TO LOOK FOR IN A MULTIGENERATIONAL HOME 


Once you've settled on what you want and need from a new home, your next step should be to jointly draft a budget so that you'll know what you can afford. To ensure that no one in your family gets accidentally overextended, think holistically when planning your new housing budget and determine what you would need to buy the home––and maintain it. 
In addition to budget, you'll also want to consider a home's size and what kind of layout you might need. In general, homes that offer ample space for solitude and privacy are thought to be more practical for multigenerational living––especially if there will also be young children.4 
However, the ideal layout for your family and the amount of square footage you'll need to be happy long-term will also depend, in part, on family members' personalities. Some people don't mind sharing a bathroom or having bedrooms situated close to one another. But others may find that they need something more separate to relax. Different housing options to consider include: 

  • A large home with plenty of rooms and at least one or more ensuite bathrooms. 
  • A home with an accessory dwelling unit (ADU), such as a basement apartment. 
  • A multifamily unit, such as a duplex.  

For home buyers looking to age in place, a home that offers a separate ground-floor unit, such as a backyard ADU, could be the most comfortable (and the most practical) option, says author Sheri Koones. “It’s a way for many older people to avoid having to go into an expensive assisted living or other facility as they age,” said Koones in an interview with Realtor Magazine.6


Another possibility to consider would be a home you could add onto or retrofit into multiple units. However, building a brand-new accessory unit or renovating an existing space can be pricey. When visiting a property, we'll help you weigh potential costs and estimate whether it's a good investment. HOW TO BUY A MULTIGENERATIONAL HOME


Buying a home with family can be complicated––especially if you plan to jointly apply for a mortgage. However, depending on your financial resources, you may be surprised to find that it's sometimes easier to qualify for certain mortgages as a group than if you tried to go it alone.7 


Talk it over with a mortgage lender or broker and ask for advice on what's best for your situation. We'd be happy to connect you with a professional who understands the nuances of co-buying. 


Technically, there's no limit to the number of co-borrowers you can have, but some lenders may be more lenient with their lending requirements than others. For example, most conventional lenders will only work with a maximum of four borrowers for a single loan. If you want to buy a home with a larger number of co-borrowers, you may have to look to an alternative lender.7


Your credit will also be an important factor in determining your mortgage qualifications and what you can buy, so have everyone check it as soon as possible. Pulling your credit reports and scores will not only tell you where you stand. It will also alert you to correctable issues with your credit, such as mistakes on your credit reports or too much debt on your cards.8 
As you discuss your homebuying budget and strategy, jointly consider the following:  

  • Who will be on the mortgage? 
  • What about the title?
  • Would including everyone on the mortgage be beneficial for your mortgage rate?
  • For those who don't qualify for the mortgage or have a lower credit score, can you make other arrangements so that they can still financially contribute?

Next, consider potential tax and estate planning implications of your home purchase and what might happen if some family members later decide to drop out of the arrangement.9

September 2024 Flagstaff Sales Trends, Luxury Highlights, and Buyer & Seller Advice

 

Snow has arrived early in Northern Arizona, giving visitors the rare chance to enjoy both snow and fall colors—Flagstaff is absolutely stunning this season! As temperatures drop, so does the housing market, with many first-time buyers hitting pause until after next week’s election. In fact, a recent Redfin survey shows that nearly a quarter of them are waiting for election results before diving in. But don’t be fooled; this is just a temporary slowdown. Once the election dust settles, we’re likely to see a fresh wave of activity in the market. So, is the Flagstaff housing market truly cooling off? FLAGSTAFF HOME SALES

US Existing-Home Sales Slid 1.0% in September. Meanwhile, the Greater Flagstaff housing market saw a  27.2% decline in sales from the previous month, based on data from the Northern Arizona MLS. Only 110 homes were sold in September, marking the lowest September sales in a decade. In comparison, the highest number of homes sold in September over the past decade was 262 in 2020.

"Home sales have been essentially stuck at around a four-million-unit pace for the past 12 months, but factors usually associated with higher home sales are developing. There are more inventory choices for consumers, lower mortgage rates than a year ago and continued job additions to the economy." said National Association of Realtors Chief Economist Lawrence Yun.

 

 

 

Flagstaff’s 2024 home sales show a steady upward trend, with notable shifts each quarter. The year started strong with a 26.7% increase in Q1 sales compared to 2023, followed by a slight dip in Q2, down 8.4% from the previous year. By Q3, the market rebounded with a 4.7% growth in sales year-over-year. Overall, year-to-date sales are up 3.7%, highlighting consistent demand in the Flagstaff market despite some quarterly fluctuations.

In September 2024, the Broaddus Properties Group, under the brokerage of eXp, aided seven clients in selling and locating their desired homes in Flagstaff, Phoenix & Cottonwood, with a combined value surpassing $5,200,000.

 

FLAGSTAFF MEDIAN HOME PRICE

Flagstaff Median Home Price & DOM September 2024

"The median list-to-sales ratio for this area is 98.2%." The list-to-sales ratio is the percentage of the list price that the buyer paid for the property. 

The median property price in Flagstaff declined 4% to $720,000 vs last month. In comparison to the same month last year, this reflects an 8% decline from $782,750. The median sale price measures the'middle’ price of homes that sold, meaning that half of the homes sold for a higher price and half sold for less . . . For example, if more lower-priced homes have sold recently, the median sale price would decline (because the “middle” home is now a lower-priced home), even if the value of each individual home is rising.

In September, homes sold faster, with the median time decreasing to 59 days. This is unchanged compared to last year and 9 days shorter than in August of this year.

2023 Flagstaff Real Estate Market Watch Total Home Sales: 110 homes, down 20.9vs. September 2023.

Median Sale Price: $720,000, down 1.3% vs September 2023

Mortgage rates: According to Bankrate.com, the 30-year fixed-rate mortgage rate averaged 6.78 percent for the week of October 24. In September, the cost of a mortgage had slipped to a 24-month low. However, that’s edged back up in recent weeks.

Longest days on market (SF): 506 days This is an affordable two-story WoodShire on Butler condo nestled among Ponderosa pines—just minutes from downtown and NAU.  

CDOM The acronym CDOM (Cumulative Days on Market) is used by the Flagstaff MLS to describe how many days a property has been available for sale. A property must be off the MLS for at least 90 days for the CDOM to restart, even if a different agent lists it. We report the average days on the market for properties sold based on CDOM.

The number of days a home sits on the market can tell us a lot about pricing. A high CDOM is commonly a strong indicator that the home is overpriced. 

 

FLAGSTAFF LUXURY HOME SALES

 The Institute for Luxury Home Marketing has established the luxury benchmark price for single-family homes in Flagstaff at $975,000. The LUXURY BENCHMARK PRICE is the price point that marks the transition from traditional homes to luxury homes.

  • The Flagstaff single-family luxury market is a Balanced Market with an 17% Sales ratio.
  • Homes sold for a median of  95.84% of list price in September 2024.
  • The most active price band is $1,900,000-$2,099,999, where the sales ratio is 50%.
  • The median luxury sales price for single-family homes is $1,292,500.
  • The median days on market for August 2024 was 85 days, up from 67 in  September 2023.

1. Get a pre-listing home inspection. Identify any critical issues upfront so when buyers do their inspections, there are no surprises—just peace of mind for both parties.

 

A pre-inspection can shorten the inspection timeframe, reduce stress, and make the process more efficient. Imagine doing the inspection for only 7 to 10 days instead of the standard 14- to 18-day inspection period. Talk about having a quicker close.

 

2. Pricing your house appropriately. Many homeowners make the mistake of pricing high to give themselves room to negotiate, but this strategy can backfire. You see, consumers today are well-informed. They can search for fair market values online and know how much a property is worth, especially if they’re looking within a certain neighborhood.
