August 2025 Flagstaff Market Report

Flagstaff Real Estate Market Report – August 2025 | Inventory, Pending Sales & Pricing Trends

Flagstaff’s August real estate market paints a picture of contrast. On one hand, inventory continues to grow, offering plenty of options for buyers. On the other, many of those homes are taking longer to move, reflecting a slower pace of demand. While the market isn’t as frenzied as in recent years, it’s creating unique opportunities. For buyers, it’s a chance to shop with less competition. For sellers, it’s a reminder that pricing and presentation matter more than ever to capture attention in today’s cautious climate. Prices remain high (median list price around $835,000, sold median near $748,250) and properties are lingering on the market (median days on market approx. 65–79 days), especially in the $600K-$800K segment, which is saturated with both listings and off-market properties. In short: it’s a buyer’s moment—if you’re patient, strategic, and clear on what you want.

As you navigate these numbers, keep an eye on ongoing changes in Flagstaff’s zoning and land‐use policy. In August 2025, the Coconino County Board of Supervisors approved a key zoning change in Doney Park, switching an agricultural-residential parcel to commercial general zoning.

This move could open up new development possibilities, shift local land values, and influence how inventory and demand play out in the coming months.

FLAGSTAFF HOME SALES

Existing-home sales remained essentially the same in August, ticking down by 0.2% from July. Month-over-month sales increased in the Midwest and West, and fell in the Northeast and South. Year-over-year, sales rose in the Midwest and South, and fell in the Northeast and West.In August 2025, 121 homes were sold, a slight dip compared to the 129 homes sold in August 2024 (–6%). While the year-over-year decline suggests a cooling trend, the market remains above the 111 homes sold in August 2023, signaling some resilience despite broader headwinds.

Looking at the long-term trend, sales are significantly lower than the pandemic boom years, when August 2020 saw a peak of 228 homes sold and August 2021 recorded 185 homes. However, the current level is more consistent with the pre-pandemic era, such as 157 sales in 2018 and 161 in 2017, suggesting that the market is stabilizing into a more sustainable rhythm.

The data highlights that while demand has softened compared to the surge of 2020–2021, Flagstaff real estate remains relatively steady. Sales levels in 2025 reflect a normalization process, where affordability challenges, interest rate fluctuations, and inventory dynamics are creating a more balanced—if slower—market environment.

Flagstaff Home Sales in July (2016–2025)

🏡 Buyer Tip:
Fewer homes sold this August (121 vs. 129 in 2024), giving you more leverage.
Use the slower pace to negotiate price reductions or seller concessions.

🏡 Seller Tip:
Demand has cooled compared to past peaks (228 sales in 2020 vs. 121 now).
Price competitively and highlight your home’s best features to attract serious buyers.

💬 Overall:
Flagstaff’s market is normalizing. Both buyers and sellers can win — but strategy is key in today’s cautious climate.

FLAGSTAFF HOME SALES BY TYPE

  • 🏡 Single Family Homes: Sales dropped from 97 to 69, a -28.9% decline. This indicates a slowdown in buyer demand for single-family homes, which typically lead the market. Sellers here will need sharp pricing and strong marketing strategies.

  • 🏘️ Townhomes: Sales fell from 17 to 12, a -29.4% decline. The townhome market shows weaker demand this year, likely reflecting affordability challenges or buyer preference shifting elsewhere.

  • 🏢 Condos: Sales ticked up from 12 to 13, a modest +8.3% growth. This suggests steady-to-rising interest in condos, possibly driven by affordability compared to larger property types.

  • 🏠 Other Property Types: Sales surged from 7 to 13, an impressive +85.7% increase. This growth shows buyers are exploring alternative property options, reflecting flexibility and creativity in meeting housing needs.

In July 2025, overall sales slowed (107 vs 133 in July 2024), but the composition of demand shifted. While single-family homes and townhomes cooled, condos and other property types saw gains, suggesting buyers are adapting to pricing pressures and exploring different ownership options.

📰 NEWS: What’s New This Month in Flagstaff?

August 2025 isn’t just about numbers—it’s also a month of change and opportunity for Flagstaff real estate. One of the most notable updates is the proposed Pinehaven condo development at 2951 S. Masonic Lane, near Zuni Drive and Lone Tree Road. Plans call for an 83-unit community built in two phases, complete with trails, open space, and a clubhouse. This project represents a major rezoning effort—from Rural Residential and Suburban Commercial to Medium Density Residential—and highlights the city’s push to balance growth with community amenities.

At the same time, Flagstaff and Coconino County are advancing their Regional Land Use Plan 2045 and the Envision 2045 Comprehensive Plan, long-term blueprints that will shape zoning, infrastructure, and growth for decades to come. These initiatives signal that while current sales activity may be slow, the region is laying the groundwork for future development, density shifts, and new housing opportunities.

💡 What This Means for You

  • For Buyers: With new condo projects and land-use updates in motion, more housing options could open up in the next few years. For now, the slow pace of sales gives you leverage to negotiate in a buyer-friendly market.

  • For Sellers: Staying competitive is crucial. Properties that are priced right and marketed effectively are the ones that stand out, especially with fresh supply on the horizon. Now is the time to work with a team that understands how to position your property against growing competition.

WHAT'S DRIVING THE MARKET?

"Home sales have been sluggish over the past few years due to elevated mortgage rates and limited inventory," said NAR Chief Economist Lawrence Yun. "However, mortgage rates are declining and more inventory is coming to the market, which should boost sales in the coming months."

said National Association of Realtors Chief Economist Lawrence Yun

How To Handle Tough Real Estate Client Questions With Confidence

From pricing to negotiations, clear communication will help you avoid confusion and build trust.

Have you ever been in a meeting with a buyer or seller and didn’t know the right thing to say? Maybe you’ve worried about how to ask the right questions, build trust, or guide them through financing. I get it, real estate is full of conversations that can make or break your business.

That’s why at Broaddus Properties Group, we practice scripts every week. And I’m looking for agents who want to grow, learn, and master these skills with me.

Here’s how script practice looks in action and how it can help you handle real conversations with ease.

Talking About Location. When you’re working with buyers, schools often come up. In this practice, I show how to handle that. For example, I might say:

“I’ve done some research. I heard Seacrest is a good school, and Coconino State is a nice area where I often see kids walking to school. I even have a friend who lives there. There’s also a website I can send you that gives you all the schools and ratings.”

That response shows you’re listening, you’ve done research, and you’re ready to provide resources.

Talking About Lenders and payment terms. Another common question is financing. If a client says they’ve spoken with a lender but the lender isn’t local, here’s how I respond:

“That’s a great choice to look local. It really helps in the buying process because agents don’t trust out-of-town lenders. Why don’t I get you in touch with my preferred local lender and see what they say you can qualify for?”

That positions you as helpful and connected, while guiding them toward the best option.

"Mastering communication helps you build trust, close more deals, and create lasting relationships with clients."

Talking About Timing.
Sometimes clients worry about price range or interest rates. Here’s a script that works:

“Right now is a perfect time to buy because sellers are offering concessions to help. We can maybe even bump your price up if needed with seller concessions, buying the rate down, before interest rates actually drop and prices go up. Let’s find the perfect house now and worry about the rate later this month.”

This gives clients confidence and urgency without pressure.

Talking About Experience. If a client says they’ve only done video tours or just called on homes, I ask: “Are you renting or do you own right now?” If they say they own and need to sell, I offer: “Do you want me to help you find an amazing agent in your area? That way, we can get you set up.”

It’s simple, supportive, and it keeps the conversation moving forward.

Next Steps With Clients. Finally, I invite clients to meet at my office:

“Let’s go over details and answer your questions on how to buy a home. We’ll tour a few homes virtually on my computer, then look at some in person. On a Saturday afternoon, I can also give you homes in different neighborhoods to drive by, even if they’re pending or sold. That way, you can do your own research on schools and neighborhoods. When we meet, you’ll have more knowledge about what areas feel right.”

This shows leadership while letting clients explore at their own pace.

These are the kinds of conversations we practice every week. Script training gives you confidence, helps you connect with buyers and sellers, and builds the skills that make deals happen.

If you’re an agent who wants to grow with the right guidance, reach out at (928) 606-6749 or send an email to kelly.broaddus@exprealty.com. I’d love to discuss how we can help you take your business to the next level.

September 2025 Flagstaff Luxury Real Estate Market Report

📊 September 2025 Luxury Market Snapshot – North America

This month’s North American Luxury Report reveals a market defined by refinement and recalibration—not chaos. Despite the typical August slowdown, sales held steady year-over-year, signaling confidence among luxury buyers.

📈 Single-family home sales rose 6.7% YOY, even as inventory growth plateaued.
🏘️ Condos and townhomes are showing signs of stabilizing—especially appealing to downsizers and younger buyers.

💡 Buyer Trends: Affluent buyers are prioritizing lifestyle over size or price. Turnkey homes remain king, but Millennials and Gen Z buyers are introducing fresh demand for sustainability, tech integration, and long-term investment potential.

🧠 Seller Trends: Many sellers are playing the long game, preferring to hold onto inventory until the perfect alignment of value and demand. Lower mortgage rates may soon shift this dynamic.

🔮 Looking Ahead: The next few months may be shaped by how sellers respond to declining rates—whether they begin to list more homes or hold the line. This is the time to be strategic, not reactive.

Flagstaff Luxury Real Estate – Local Insights for September 2025

Flagstaff’s luxury market continues to attract high-end buyers who value mountain living, privacy, and outdoor access. While many sellers are holding back, demand remains healthy in exclusive communities such as:

  • Pine Canyon and Forest Highlands – Golf lifestyle continues to be a major draw.

  • Continental Country Club – A favorite among second-home buyers.

  • Lakeside Acres & Walnut Ridge Estates – Popular for large homesites and custom builds.

📉 Price-sensitive buyers are watching rates closely, and with fewer listings hitting the market, well-priced homes in move-in ready condition are moving faster—especially if they have smart home tech, outdoor living spaces, or VRBO/income potential.

📰 NEWS: What’s New This Month in Flagstaff?

🌲 Flagstaff Festival of Science (Sept 20–29) is expected to draw thousands of visitors—many of whom are second-home owners and potential real estate investors. This creates unique networking opportunities for luxury agents and sellers.

🏗️ Sustainability Focus Growing: The City of Flagstaff continues pushing green initiatives, and energy-efficient luxury homes are now being prioritized by affluent buyers, especially in eco-conscious subdivisions like Presidio and Timber Sky.

📣 Did You Know? Flagstaff luxury listings with immersive 3D tours and drone video content receive up to 47% more engagement on top-tier platforms like Zillow, Redfin, and Instagram.

💬 What This Means for Sellers

If you’re considering listing your luxury home, now is the time to plan strategically. With interest rates trending downward and inventory still tight, competition is low—but buyer interest remains high, especially in move-in ready homes with modern amenities.

  • Showcase lifestyle over size – Highlight outdoor living, home offices, smart home features, and peaceful surroundings.

  • 🧠 Pricing precision is key – Buyers are savvy and value-driven. Partner with a local expert to position your home competitively.

  • 📸 First impressions matter – Invest in professional photography, drone footage, and virtual staging to grab attention quickly.

Sellers who wait may face a flood of listings once rates drop significantly. Leverage your timing advantage while demand is still strong and supply is limited.

🛠️ For Buyers: A Market of Opportunity

Luxury buyers in Flagstaff are in a powerful position—especially those prepared to act decisively.

  • 🏡 More inventory on the horizon – As sellers warm up to declining rates, expect more high-end listings to hit the market in Q4.

  • 🌿 Lifestyle-driven opportunities – Look for homes that align with your values—energy efficiency, location, rental income potential, or sustainability.

  • 💰 Negotiation window still open – With sellers testing the market, there’s still room for negotiation before competition intensifies.

Whether you're upgrading to your dream home or buying a second property, working with a Flagstaff luxury expert gives you the edge in navigating timing, pricing, and opportunity.

What Makes a Great Long-Term Rental Property? A Checklist for Smart Investors

What Makes a Great Long-Term Rental Property? A Checklist for Smart Investors

Real estate continues to dominate as America's favorite long-term investment strategy. For the 12th consecutive year, 37% of Americans consider real estate the top investment choice—nearly doubling stocks at just 16%.1 This isn't just sentiment; investors are putting their money where their beliefs are, purchasing 13% of all homes sold in 2024.2
The truth is, real estate offers unique advantages that traditional investments can't match. A rental property provides multiple income streams, delivering monthly rent payments while simultaneously building equity and appreciating in value. Plus, leverage amplifies returns: Even if you put down 20%, you'll benefit from 100% of the property's appreciation gains. Tax advantages, such as depreciation and deductible expenses, can further boost profitability.3
When executed wisely, rental properties can deliver steady cash flow today and significant wealth tomorrow. But success starts with preparation—knowing how rentals make money, who is best suited to invest, what to look for, and where to start.

How Rental Properties Build Wealth

Great rental properties create wealth through three primary channels that work together to compound returns over time:

  • Cash Flow represents net monthly income after expenses. The formula: Total rent minus all expenses (mortgage, taxes, insurance, maintenance, management fees, etc.). A duplex renting for $3,300 monthly with $2,700 in expenses generates $600 monthly positive cash flow—money for profit or reinvestment.
  • Appreciation refers to property value increases over time. Historically, U.S. home prices have risen approximately 3-5% annually.4 A 5% annual appreciation on a $300,000 house adds $15,000+ to your equity annually from market gains alone.
  • Equity growth also occurs as mortgage payments reduce loan principal. Ideally, tenant rent effectively covers these payments, so tenants are purchasing the property for you incrementally. If $500 monthly goes toward principal, you gain $6,000 in equity annually.

The total return combines all three elements. While individual components might not create overnight wealth, together they compound impressively for patient investors.

Who Should Invest in Rentals?

Rental property investing isn't for everyone. The most successful investors tend to share a few traits:

  • Long-term wealth builders with financial stability and risk tolerance typically succeed. Investment properties require substantial down payments (typically 20-30%) plus cash reserves for maintenance and vacancies. You need stable finances with emergency funds before investing, as real estate is illiquid.5
  • Detail-oriented, patient investors often find the greatest success. Nearly 90% of real estate investors encounter challenges—bad tenants, unexpected repairs, or incorrect pricing.6 Smart investors educate themselves and analyze numbers carefully before buying.
  • Hands-on, resourceful owners who can handle basic maintenance, repairs, and tenant management themselves also have an advantage. These investors can save thousands each year on property management and service fees, boosting overall returns.

If you align with these traits, rental property investing can be a powerful tool for building lasting wealth.

Where to Begin Your Investment Journey

The first step is to contact an investment-savvy real estate agent. We can be an invaluable partner in finding and securing great properties by offering:

  • Access to off-market deals that you can't find on your own. We have extensive networks and can sometimes help you uncover properties before they are publicly listed.
  • Expert market knowledge to help you choose the right property. We know which neighborhoods, property types, and home features are the most desirable to renters in our area.
  • Deal analysis assistance to maximize your returns. We can help you estimate cash flow, cap rates, and return on investment.
  • Ongoing network support that extends beyond closing. We maintain networks of reliable contractors, property managers, investor-friendly lenders, and insurance brokers.

With the right guidance from day one, you can move forward with confidence and start building a portfolio that works for you.

Your Rental Property Evaluation Checklist

Not all rental properties offer equal investment potential. Smart investors use systematic criteria to identify truly great opportunities:

  • ☐ Location & Market Analysis

Location determines everything—tenant quality, rental demand, and appreciation potential. Focus on areas with strong rental demand near employment centers, universities, or transit systems ensuring steady tenant pools.
Research local vacancy rates carefully. High neighborhood vacancy signals low demand, while low vacancy allows rent increases. Investigate safety and school quality—properties in low-crime areas with good schools attract stable, long-term tenants.5
Evaluate regional economic trends beyond immediate neighborhoods. Growing employment opportunities drive housing demand. Research major employers that are expanding but avoid areas dependent on single industries. Check government infrastructure plans—new transit or development projects can boost values, but excessive new development might increase competition.5
  • ☐ Financial Analysis

Perform detailed cash flow analysis for every potential property. Calculate expected rent and subtract all expenses: mortgage payments, property taxes, insurance, HOA fees, management costs, maintenance reserves (budget 10% of rent), and vacancy allowances.
The "1% rule" provides a quick assessment—monthly rent should equal at least 1% of purchase price plus any necessary repairs. Therefore, a $200,000 home should rent for at least $2,000 monthly.5 Run sensitivity analysis: What happens if rents drop 5% or expenses increase 10%? Great properties remain profitable under various conditions.
  • ☐ Property Condition & Carrying Costs

Physical condition directly impacts returns. Older homes with outdated systems may require frequent, costly repairs.7 Schedule professional inspections focusing on major components: roof, foundation, electrical, plumbing, and HVAC systems.
Consider property layout—standard configurations like 3-bedroom/2-bathroom homes appeal to broader tenant bases than unusual layouts. Factor in capital expenditure timelines for major items needing replacement every 15-30 years.
Research property tax rates and insurance costs carefully. Some areas have taxes so high that even nice properties won't generate profit. Get insurance quotes before purchasing, especially for properties in flood zones or disaster-prone areas requiring expensive additional coverage.
  • ☐ Property Type Selection

For most investors, single-family homes, condominiums, or townhomes offer the best starting point. Single-family homes typically attract longer-term tenants who treat the property as their home, resulting in steadier income.5
Unless you're planning to use your property as a short-term or vacation rental, avoid highly specialized properties like luxury mansions or tiny studios targeting niche markets with higher vacancy risks. "Bread and butter" 2-4 bedroom homes in middle-class neighborhoods form successful long-term rental portfolio foundations.5
  • ☐ Due Diligence Requirements

Verify all numbers independently. Research comparable rents for similar nearby properties ensuring realistic projections.7 Check sales comparables to avoid overpaying. Schedule professional inspections and read reports thoroughly—unexpected problems can transform great deals into money pits.
Understand local landlord-tenant laws covering eviction processes and deposit rules. Consult professionals, as needed, for valuable guidance.

If this checklist seems overwhelming, don't worry! We can help with each of these items. By following this checklist, we'll separate high-performing rental opportunities from costly mistakes and position you for long-term success.

BOTTOM LINE

Great rental properties aren't found by chance—they're identified through systematic evaluation. Properties that build lasting wealth combine healthy cash flow, solid locations, sound physical condition, and strong growth potential.
Success requires patience, proper analysis, and the right team. While markets fluctuate, well-chosen properties consistently reward investors through income, appreciation, and equity growth creating real wealth over time.
Ready to start building wealth through rental property investment? The fundamentals we've outlined provide your foundation, but local market expertise and deal analysis make the difference between mediocre and exceptional investments. Let's discuss how these principles apply to current opportunities in your target market.

August 2025 Flagstaff Luxury Real Estate Market Report

🏡 National Insights: Refinement Defines the 2025 Luxury Market

The North American Luxury Report for August 2025 reveals a luxury market in transition—stable, yet selective. Here's what stands out:

  • Stability Meets Selectivity: While single-family homes hold steady, buyers are becoming more discerning. Sellers must deliver premium value to attract offers.

  • Single-Family Demand Rises: Sales across North America are up from 2023 and 2024, inventory is higher, and homes are taking longer to sell—but well-priced, well-marketed homes are still moving.

  • Attached Properties Lag: With a 9% year-over-year decline in sales, condos and townhomes are facing buyer hesitation unless they deliver standout quality.

  • Inventory ≠ Options: Despite rising inventory, affluent buyers are laser-focused on exclusivity, design, sustainability, and craftsmanship.

  • Prices Hold Firm: The top 10% of the market saw a 2.7% price increase, with luxury homes selling for 98% of list price when positioned well.

💡 Luxury buyers now demand more than space—they expect a strategic blend of emotional connection, architectural excellence, and market expertise.

🏔️ Flagstaff Luxury Market Trends: August 2025

Northern Arizona’s premier mountain town continues to attract luxury buyers looking for lifestyle, nature, and investment potential. Here’s how Flagstaff’s high-end market is performing:

📈 Single-Family Luxury Properties Remain Strong

  • Demand holds for homes above the $1M mark, especially in areas like Pine Canyon, Forest Highlands, and Equestrian Estates.

  • Buyers are taking longer to decide, but they’re still actively shopping for homes with golf course access, forest adjacency, and indoor-outdoor flow.

  • Price-conscious luxury is rising—homes that showcase craftsmanship, updated finishes, and thoughtful upgrades are moving faster than ever.

🏘️ Attached Luxury Homes Face Slower Momentum

  • Townhomes and condos—particularly those without amenities or scenic views—are seeing longer days on market.

  • Buyers are prioritizing privacy, storage, and low-maintenance living, making well-designed lock-and-leave properties more desirable than generic floorplans.

🧭 Local Buyer Preferences

  • VRBO potential and multigenerational setups are key decision drivers, especially in Ponderosa Trails, University Heights, and Continental Country Club.

  • Proximity to hiking trails, ski access (Snowbowl), and downtown Flagstaff remains a top priority for relocating buyers and second-home seekers.

  • Sustainability matters—homes with solar, energy-efficient windows, radiant heat, or green roofs are gaining favor among the eco-conscious buyer segment.

💬 What This Means for Sellers

Flagstaff sellers entering the market should understand this new luxury buyer mindset:

✔️ Presentation is key — Staging, high-end photography, and immersive tech (like 3D tours and drone video) are non-negotiable.
✔️ Positioning matters — Price your home right the first time, or risk being overlooked.
✔️ Marketing must be elite — Reach the right buyer pool with targeted, multi-platform marketing across social, video, SEO, and luxury portals.

"When others around you are lowering expectations, it's time to switch gears and leverage the market strategically."Kelly Broaddus

🛠️ For Buyers: A Market of Opportunity

Flagstaff luxury buyers can take advantage of:

  • Rising inventory, offering more choices than we’ve seen in the past 18 months

  • Stable pricing that makes now a smart time to invest before interest rates shift

  • Professional guidance to avoid underwhelming listings and secure off-market gems

Flagstaff AZ Real Estate Market Update- July 2025

Flagstaff AZ Real Estate Market Data Provided by The Broaddus Properties Group Brokered by eXp / by Ella Vilchez

July 2025 Flagstaff Market Report

July 2025 Flagstaff Real Estate Update: $600K–$800K Range Dominates Listings & Sales

In July 2025, Flagstaff’s housing scene is all about the middle tiers — with the $600K–$800K window boasting both the largest inventory and the highest number of sales. While only a single listing remains pending, that translates into a strikingly low 0.2% pending ratio, signaling a market where buyers hold the upper hand. Homes linger for a median of 67 days—and even longer for fresh listings—nudging the market toward a more tempered pace. It’s a cautionary yet calm moment for sellers: stay strategic, get priced right, and buyers will follow.

FLAGSTAFF HOME SALES

Existing-home sales increased by 2.0% in July. Month-over-month sales increased in the Northeast, South, and West, and fell in the Midwest. Year-over-year, sales rose in the South, Northeast, and Midwest, and fell in the West. The Greater Flagstaff housing market: Home sales decreased from 116 in June 2025 to 107 in July 2025, representing a 7.8% month-over-month decline. This slight decline suggests buyers may be pausing higher inventory and longer days on market, reflecting a more cautious summer market in Flagstaff.

In July 2025, 107 homes were sold, a decline from the 133 sales in July 2024, representing a 20% year-over-year decrease. This dip reflects the slower pace we’ve been seeing across the market this summer, with homes taking longer to sell and buyers becoming more selective.

Looking at the longer trend, sales this July remain relatively close to July 2023 (105 homes), suggesting the market has been treading water at similar levels for the past two years. However, today’s activity is well below the post-pandemic peak in July 2020 (243 homes sold) and the strong momentum in July 2021 (183 homes sold).

When compared with historical levels, July 2025 aligns more closely with July 2018 (156 homes) and July 2019 (190 homes), but with softer demand. This shows the market has cooled substantially from its pandemic-era highs, shifting back toward more normalized — and slower — conditions.

Overall, Flagstaff’s July 2025 housing market reflects a cautious buyer pool, elevated inventory, and a pace more consistent with pre-pandemic stability than with the frenzied activity of 2020–2021.

Flagstaff Home Sales in July (2016–2025)

🏡 Buyer Tip:

  • More inventory means more choices + negotiating power.

  • Use the slower pace to secure favorable terms before demand picks back up.

🏡 Seller Tip:

  • Sales are slower (107 homes in July 2025 vs. 243 in 2020).

  • Price smart + showcase your home’s value to stand out in today’s cautious market.

💬 Overall:

  • The market has cooled, but opportunity is here for both sides — if you play it strategically!

June Flagstaff Home Sales By Type (2024 Vs 2025)

*NAMLS Data as of 08/15/2025. Excludes Parks, Williams, & Other Areas

WHAT'S DRIVING THE MARKET?

"The ever-so-slight improvement in housing affordability is inching up home sales. Wage growth is now comfortably outpacing home price growth, and buyers have more choices."

said National Association of Realtors Chief Economist Lawrence Yun

How To Build Your Real Estate Career With Real Support

If you’re struggling to find direction as a new or experienced agent, we’ll give you the guidance, playbook, and leads you need to succeed.

Getting started in real estate or trying to get your career back on track can feel like a maze. There are so many options, so many voices, and it’s easy to wonder, “Am I even on the right path?” That’s exactly why we built a system to help agents stop guessing and finally move forward with confidence.

Today, I want to answer three of the biggest questions I hear from agents who are looking for the right team.

1. What do I have to do to succeed? When I first started, I didn't have a roadmap. I just charged ahead, knocking on doors, talking to anyone who would listen, and learning through trial and error. However, you don't have to go through all that.

We offer two types of Agent Launch programs: one for brand-new agents and one for experienced agents who want to grow. These programs give you a clear playbook to follow so you can take proven steps that actually work. My goal is to help you reach that same level of success faster than I have.

"You don’t have to start from scratch; you can piggyback on my success."

2. What if my team isn’t helping me grow? That’s a tough spot, but it’s fixable. One of the most important things in this business is learning how to tap into your own network. We’ll teach you how to effectively engage with your contacts and turn them into steady business.

On top of that, we have an incredible CRM and a database of more than 25,000 contacts. There’s plenty of opportunity to build your pipeline, and our back-office team preps and organizes those leads so you can focus on having the conversations that matter.

3. Have you ever told yourself, “I will do whatever it takes to succeed”? Whether that means spending two hours a day making calls or diving into our tools, we’ll match your effort with the systems and support to make it count.

However, the real advantage of joining our team is that you don't have to start from scratch. You can piggyback on the reputation, relationships, and systems I've already built. That gives you a head start most agents never get.

At this stage in my career, what excites me most is seeing other people succeed. Joining our team isn’t about pressure; it’s about finding the right fit. Let’s sit down, talk through what we do, and see if it’s a match. Call me at (928) 606-6749 or send an email to kelly.broaddus@exprealty.com. Your success matters. Let’s make it happen.
