Inventory is up 60% from last year, but a crash isn’t likely. I’ll show you how you can make the most of this market in 2025.
If you’re thinking about buying a home right now, you’ve probably heard some headlines and thought, “Isn’t this just like 2008? Is the market about to crash again?”
This concern has been coming up a lot lately, so I want to provide you with a more accurate picture of the market and explain why it’s a great time for homebuyers.
1. More choices due to an increase in inventory. There are over 60% more homes on the market now than at this time last year. That’s a dramatic change, and for buyers, it opens up a real opportunity to buy a home you love without having to fight through bidding wars or settle for less than you want.
2. Home sellers are negotiating more. We’re seeing price reductions and concessions that simply weren’t happening before. You might be able to negotiate a lower price, get the seller to help with closing costs, or even secure an interest rate buy-down from the seller, which can make a big difference on your monthly payment.
Should you wait for lower rates? It's tempting to wait for the "perfect" interest rate before you buy. But most buyers don't realize that when rates drop, competition goes up. Suddenly, everyone jumps back into the market. Prices tend to rise, homes sell faster, and buyers lose the leverage they have right now.
If you buy while inventory is high and sellers are ready to make a deal, you’re likely to get a better price or better terms. And with interest rate buy-downs, you might be able to get that lower rate you’ve been hoping for without having to wait and risk missing out.

Is the market going to crash or not? It's natural to be cautious, but this isn't 2008. The last housing crash is still fresh in people's minds. However, when you look at the data, the story is much different now.
Based on the Case-Shiller Home Price Index, which is considered the gold standard for real estate market trends, there were only two periods when U.S. home prices actually dipped below zero: 1990 to 1991 and 2007 to 2011.
Aside from those, home values have grown steadily, typically 2% to 4% every year, even through tough economies and changing markets. That’s why so many people have built wealth in real estate.

If you’ve been feeling a bit anxious about selling your home, you’re not alone. With inventory at an all-time high in Flagstaff’s housing market, things are not just competitive; it’s going to be a bit tough. Is the market shifting? You might have noticed things aren’t moving as quickly as they did a couple of years ago. That’s because we have 60% more inventory on the market compared to last year. Interest rates are currently in a normal range. They're similar to what we've seen in other healthy market periods. The 2% or 3% rates we became accustomed to during the pandemic weren't sustainable in the long term.
Why is inventory so high now? It’s because many homeowners who had been clinging to those low interest rates finally reached a point where they had to make a move.
Life changes, whether it's needing more space, downsizing, relocating, or avoiding stairs, eventually push people to list their homes, regardless of what the market is doing. Some neighborhoods are still experiencing strong activity, with multiple offers being received. But overall, we're seeing more negotiation in today's market than we were a year or two ago.
Why are home values shooting up? I also want to touch on something important for sellers: the COVID pricing bump. After the pandemic began, we all watched home values shoot up. It felt like everyone was gaining equity overnight.
However, those gains weren’t real unless you sold during that peak. You only realize that equity when you cash out. If you didn’t sell during the height of the market, then technically, you didn’t “make” that money.
Prices are not crashing, but they’ve softened a bit. So if you’re thinking of selling now, try not to hang too tightly to the peak pricing from a couple of years ago.
You’ve still likely done very well on your investment.
"Lowering your price doesn’t mean you’re desperate. It means you’re serious."
Is it okay to adjust the price of my home? In today’s market, being flexible and realistic about pricing is key. Don’t be afraid to lower your price to meet the market. And please don’t worry that it makes you look desperate because it doesn’t.
In fact, many sellers right now are adjusting their prices in small, strategic ways. It’s not a sign of panic; it’s a sign that you’re serious about selling. After all, if your home is on the market, it’s because you want to move on, right?

In this comprehensive market update, we examine four key factors influencing today's housing market and provide actionable strategies for navigating these evolving conditions. Interestingly, the median days on market (DOM) has decreased to 60 days, signaling a slight increase in buyer demand.
The luxury market, which has seen rapid growth in recent years, is showing signs of slowing down. Homes priced in the $1.2M - $1.4M range are still selling relatively quickly, but higher-end properties are experiencing longer market times. This shift may be due to rising interest rates and economic uncertainty, leading to a more cautious approach among affluent buyers.
Flagstaff continues to be a desirable destination for retirees, drawn to the city's natural beauty and outdoor lifestyle. However, potential retirees should consider the higher cost of living, especially in real estate, before making a move.

Looking at the data, we observe that sales in May 2025 are still above the pandemic low of 120 homes sold in May 2020, but well below the peak of 150 homes sold in May 2019. The 109 homes sold in May 2025 are closer to the numbers seen in May 2023 (114 homes), suggesting a slight cooling after the more active market conditions of 2021 and 2022, which saw 139 and 128 homes sold, respectively.
This pattern aligns with the broader national trends of affordability concerns and rising interest rates, which continue to influence buyer activity. Although sales are lower than previous years, the numbers are still higher than the lows of 2020, indicating a stabilizing market. However, they remain well below the more robust sales years of 2016-2019, which were characterized by higher levels of activity. This indicates a cautious pace in the current market, driven by various economic factors.
