Flagstaff Real Estate Market Report – August 2025 | Inventory, Pending Sales & Pricing Trends

Flagstaff’s August real estate market paints a picture of contrast. On one hand, inventory continues to grow, offering plenty of options for buyers. On the other, many of those homes are taking longer to move, reflecting a slower pace of demand. While the market isn’t as frenzied as in recent years, it’s creating unique opportunities. For buyers, it’s a chance to shop with less competition. For sellers, it’s a reminder that pricing and presentation matter more than ever to capture attention in today’s cautious climate. Prices remain high (median list price around $835,000, sold median near $748,250) and properties are lingering on the market (median days on market approx. 65–79 days), especially in the $600K-$800K segment, which is saturated with both listings and off-market properties. In short: it’s a buyer’s moment—if you’re patient, strategic, and clear on what you want.

As you navigate these numbers, keep an eye on ongoing changes in Flagstaff’s zoning and land‐use policy. In August 2025, the Coconino County Board of Supervisors approved a key zoning change in Doney Park, switching an agricultural-residential parcel to commercial general zoning. 

This move could open up new development possibilities, shift local land values, and influence how inventory and demand play out in the coming months.

 

FLAGSTAFF HOME SALES

Existing-home sales remained essentially the same in August, ticking down by 0.2% from July. Month-over-month sales increased in the Midwest and West, and fell in the Northeast and South. Year-over-year, sales rose in the Midwest and South, and fell in the Northeast and West.In August 2025, 121 homes were sold, a slight dip compared to the 129 homes sold in August 2024 (–6%). While the year-over-year decline suggests a cooling trend, the market remains above the 111 homes sold in August 2023, signaling some resilience despite broader headwinds.

Looking at the long-term trend, sales are significantly lower than the pandemic boom years, when August 2020 saw a peak of 228 homes sold and August 2021 recorded 185 homes. However, the current level is more consistent with the pre-pandemic era, such as 157 sales in 2018 and 161 in 2017, suggesting that the market is stabilizing into a more sustainable rhythm.

The data highlights that while demand has softened compared to the surge of 2020–2021, Flagstaff real estate remains relatively steady. Sales levels in 2025 reflect a normalization process, where affordability challenges, interest rate fluctuations, and inventory dynamics are creating a more balanced—if slower—market environment.

FLAGSTAFF HOME SALES BY TYPE

  • 🏡 Single Family Homes: Sales dropped from 97 to 69, a -28.9% decline. This indicates a slowdown in buyer demand for single-family homes, which typically lead the market. Sellers here will need sharp pricing and strong marketing strategies.

  • 🏘️ Townhomes: Sales fell from 17 to 12, a -29.4% decline. The townhome market shows weaker demand this year, likely reflecting affordability challenges or buyer preference shifting elsewhere.

  • 🏢 Condos: Sales ticked up from 12 to 13, a modest +8.3% growth. This suggests steady-to-rising interest in condos, possibly driven by affordability compared to larger property types.

  • 🏠 Other Property Types: Sales surged from 7 to 13, an impressive +85.7% increase. This growth shows buyers are exploring alternative property options, reflecting flexibility and creativity in meeting housing needs.

 

In July 2025, overall sales slowed (107 vs 133 in July 2024), but the composition of demand shifted. While single-family homes and townhomes cooled, condos and other property types saw gains, suggesting buyers are adapting to pricing pressures and exploring different ownership options.

August 2025 isn’t just about numbers—it’s also a month of change and opportunity for Flagstaff real estate. One of the most notable updates is the proposed Pinehaven condo development at 2951 S.
