October housing sales in the greater Flagstaff region hit its highest level in 10 years!
This year is all about breaking last year's sales. There were 102 houses sold in October up 13% from a year ago. Prices were also up with the median sale price being $327,850 an 11% increase from last October. The average price paid per-square-foot was $166. Distressed sales continued to decline as did the overall inventory. There were only 7 foreclosures in October down from 10 a year ago. Mortgage rates remained steady at 3.75% for a 30 year fixed rate with 25% down.
What is selling?
Properties in the $200K - $300K price range still sold quickest over the last six months. Higher priced homes sold more this year bringing up the average sales price. Flagstaff homes in the $ 1 000 000 and above price range stayed longer on the market pulling the average days on market (DOM) up to 135 days, up 5% vs last month.
