The Flagstaff market is taking a breather this February, with just one home under contract out of nearly 200 listings. FLAGSTAFF HOME SALES

Existing-home sales advanced 4.2% in February to a seasonally adjusted annual rate of 4.26 million. Sales slipped 1.2% from one year ago. The Greater Flagstaff housing market experienced a 20.25% drop in sales from the previous month in February 2025, according to Northern Arizona MLS data. A total of 63 homes were solddown from 73 in February 2024 and matching February 2023. This marks a continued decline from the decade-high of 97 sales in February 2020.

Still, this year’s figures remain in line with pre-pandemic norms, such as the 67 homes sold in 2019 and 69 in both 2017 and 2018. Although February 2025 sales sit below the 10-year average, the data suggests a market that may be stabilizing after recent highs and lows.

FLAGSTAFF HOME SALES BY TYPE

The February 2025 Flagstaff home sales data reveals a mixed performance across property types compared to February 2024.

  • Single-family homes recorded a 23.5% decline, dropping from 51 sales in 2024 to 39 in 2025—reflecting a cooling trend in this segment.

  • In contrast, townhomes experienced impressive growth, climbing 83.3% from 6 to 11 sales, indicating rising demand for more affordable or lower-maintenance housing.

  • Condos saw a 42.9% decrease in sales, falling from 7 to 4 units sold.

  • The “Others” category remained steady, with 9 sales in both years, resulting in 0% growth.

 

While total sales dropped from 73 in February 2024 to 63 in February 2025, the significant uptick in townhome purchases suggests buyers may be shifting priorities toward more flexible and cost-effective housing options amidst a changing market landscape.

For homeowners looking to refinance, the current average interest rate for a 30-year fixed refinance is 6.75%, rising 3 basis points compared to this time last week.
  • Days on Market (DOM): 1,618 Days.  This is a TO BE BUILT, 1,158 sq ft residence features 2 BD and 2 BA.  
  • Luxury Market: The Institute for Luxury Home Marketing has established the luxury benchmark price for single-family homes in Flagstaff at : $975,000. The LUXURY BENCHMARK PRICE is the price point that marks the transition from traditional homes to luxury homes.
