August Home Sales: A Slower Month, a Tighter Market
In August 2026, 103 homes sold in Flagstaff — down from 122 in August 2025, a year-over-year dip of about 16%. We’re not going to sugarcoat it: that’s the lowest August total in the last ten years, just under the 111 sold in August 2023.
Context matters, though. The 228 sales in August 2020 and the 185 in 2021 were a pandemic-era surge, not a benchmark — and since then, August has settled into a range of roughly 110 to 140. This year slipped below that band. What keeps it from being a soft market is the supply side: active listings dipped and inventory tightened to 4.4 months, so fewer sales doesn’t mean homes are piling up.
What’s Selling — and What’s Not
Here’s how August 2026 breaks down by property type:
62 sold in August 2026, down from 88 last August. Still the anchor of the Flagstaff market — and the category that accounts for nearly all of this month’s dip.
13 sales, down slightly from 16 a year ago. Steady interest from buyers wanting lower-maintenance living or a more accessible entry point.
16 sales, up from just 6 last August — the standout of the month, though coming off a small base. A popular option for first-time buyers and investors.
12 sales, exactly matching August 2025 — holding perfectly steady.
What’s Driving the Market?
“Mortgage rates and home sales move in opposite directions, so it's not surprising to see a mild dip in home buying activity due to high mortgage rates,” said NAR Chief Economist Lawrence Yun. “Still, home prices are rising, and existing home sales are actually up 1.6% year-to-date through the first eight months of the year. Homebuying demand, despite higher interest rates, is no doubt being supported by rising wages, which grew 3.1% in August, along with 643,000 net new jobs added since the start of the year. Job creation and wage growth typically drive housing demand.”
Yun continued, “The number of months it would take to exhaust the total inventory at the current sales pace has grown to 4.9 months’ supply—its highest level in over ten years. The ample supply of homes for sale on the market is giving homebuyers better opportunities to negotiate.”
What About the Homes That Didn’t Sell?
Over the last six months, 175 homes came off the market without selling — they expired, were cancelled, or were withdrawn. That’s up from 150 last month, and it’s one of the most useful numbers in this report.
If you’re a buyer: homes that sit tell you where the negotiating room is. With listings taking longer to sell, there’s more space for a thoughtful offer — especially on homes that have been on the market a while.
If you’re a seller: this is your signal. Homes that don’t sell usually aren’t unlucky — they’re overpriced, under-marketed, or both. Meanwhile, the homes that did sell went for about 99% of asking. The difference is almost always strategy, and that’s fixable.
Days on Market & What Homes Are Selling For
Days on market (DOM) is one of the most honest signals in real estate. Here’s where things stand:
- Active listings have been sitting for a median of 74 days (up from 65 last month)
- Homes sold over the last 6 months took a median of 57 days on market
- Homes sold in just the last 30 days took 69 days
The pace has clearly slowed. Recent sales took about 69 days — nearly two weeks longer than the six-month median of 57, and up from 56 in last month’s report. Buyers are taking their time, comparing options, and waiting for the right fit. For sellers, that means pricing right from day one matters more than it has in a while.
On price, the median sold price over the last six months was $750,000, and in just the last 30 days it was $725,000. Recent sales ran a little below the six-month figure, but still in the same range as last month — prices are holding, not climbing.
The median asking price across active listings is $890,000, well above what buyers are actually paying. Yet the list-to-sale ratio is about 99% — homes that sell are going for roughly 99 cents on every dollar of their final asking price. Translation: well-priced homes get close to their number, and the ones priced too high tend to sit rather than sell at a discount.
How Much Inventory Is Out There? The 4.4-Month Story
The absorption rate tells us how long it would take to sell every active listing at the current pace of sales. Right now, that number is 4.4 months — down from 5.2 last month and squarely balanced. Here’s a simple guide:
