The Seller’s Property Disclosure Statement

Sellers need to make sure they disclose every last little thing.

 

Today I’ll talk about the seller’s property disclosure statement (SPDS). Sellers sometimes forget about a little crack on the ceiling that they repaired years ago or similar small things. They sometimes think that those small things don’t make a difference. However, it's very important that you rack your brain and put everything you can on the SPDS.

 

When a buyer purchases your house, if you didn't disclose everything about the history of your house from the time you purchased, there is the potential for a non-disclosure lawsuit that the buyer will win. The SPDS protects you, and you often don't have to fix the things you disclose. You want your Realtor to look over the SPDS once you've filled it out and let you know if they think there's anything you need to add. You also want to have the buyer’s Realtor look at the SPDS to make sure they don’t think anything is missing.

  "Slow Season" Sees Median Price Up in Flagstaff

 

The holidays are here! Now that the year is almost over, the market has slowed some. Homebuyers may find more housing options and less competition in coming months as more homeowners are gearing up to sell. Here's the latest update on the Flagstaff housing market.

 

FLAGSTAFF HOME SALES

The US Existing-Home Sales Continue Upward, Increasing 1.9% in November while Greater Flagstaff's housing sales declined by 17.9% from October according to data provided by the Northern Arizona MLS.  This November saw the second-highest Flagstaff home sales activity in more than a decade. The highest on record was last year with 167 units sold. Flagstaff home sales took a tumble due to low inventory numbers, real estate seasonal variation and cold weather conditions.

In the month of November, the Kelly Broaddus Group Brokered by eXp Reaty sold eight Northern Arizona properties valued at over $5.9M. This is our second best November home sales on record. Big thanks to our Flagstaff, Sedona and Mormon Lake clients.

 

FLAGSTAFF MEDIAN HOME PRICE

Flagstaff Median Home Price & DOM November 2021

"The median list-to-sales ratio for this area is 102.7%." List to Sales Ratio is the percentage of the list price that the buyer ultimately paid for the property.

“Supply-chain disruptions for building new homes and labor shortages have hindered bringing more inventory to the market,” said Lawrence Yun, NAR’s chief economist. “Therefore, housing prices continue to march higher due to the near record-low supply levels.”

The median sold price in November is up 18.4% year over year to $610,000, a new monthly high. Homes remained on the market for an average of 58 days. This is down from the all-time low of 43 days we saw in March, and slower than the 55 days we saw a year prior. A lot of this change is seasonal, and some of it is buyer fatigue, but demand overall remains historically high.

2021 Flagstaff Real Estate Market Watch Total Home Sales -   151 homes, down 9.6% vs Nov 2020. 

Median Sale Price -  $610,000 up 18.4% vs Nov 2020, highest in more than a decade

Mortgage rates  - Average 30-year fixed-rate mortgage rate ended 11/22 at the highest levels in 2 months at 3.2%. Mortgage rates remain low and just above the all-time lows seen at the outset of the year.

Longest days on market (SF): 496 days This is a luxury condo under construction in Pine Canyon with two separate bedroom suites and a separate guest casita.

CDOM The acronym CDOM (Cumulative Days on Market) is used by the Flagstaff MLS to describe how many days a property has been available for sale. A property has to be off the MLS for at least 90 days for the CDOM to restart, even if it is listed by a different agent. We report the average days on market for properties sold based on CDOM.

The number of days a home sits on the market can tell us a lot about pricing. A high CDOM is commonly a strong indicator that the home is overpriced.

  • The highest-priced single-family Flagstaff home that sold in November was a $2,500,000 five-bedroom, 4.5 bathroom luxury home in Lakeside Acres that is a beautiful mix of English opulence with mountain luxury.
  • The highest-priced Flagstaff townhome sale was a $850,000  three bedroom former model home in Switzer Mesa, a newer townhome community in Flagstaff
  • The highest-priced Flagstaff condo sale last month was an $951,521 luxury Mountain Vista condo under construction with 3 bed 3.5 baths. The new owner has access to all of Pine Canyon’s amenities, but without the burden of maintenance that can come with a single-family home.

Lowest Priced Flagstaff Home in November 2021

  • The lowest-priced single-family Flagstaff home that sold in November was a $120,000 two-bedroom home in Mountainaire. It is a successful long-term rental property.
  • The lowest-priced Flagstaff townhome that sold last month was a $382,000 three  bedroom townhouse  with a beautiful, private back yard surrounded by trees & a rare, double sized front yard.This townhouse is located in Lower Greenlaw.
  • The lowest-priced Flagstaff condo that sold was a $165,000 one bedroom Timberline Place (Arbors) lower unit near NAU and downtown Flagstaff. Perfect for investors or as a starter/vacation home.

"Of all the shortages afflicting the US economy, the housing shortage might last the longest. It (housing supply) remains well below pre-pandemic levels and the outlook offers no quick fixes for the shortage, " Jan Hatzius, Goldman Sach's economist.

 

High buyer demand and very low available supply suggests that home prices may well surge throughout the 2020s. And even though builders are still constructing new inventory, they’re limited by worker shortages and cost increases. To close the demand vs supply gap, builders would need to double their output for the next five or six years, according to economists at Realtor.com.

My Advice on Hiring a Brand-New Agent

Here’s what to do if you’re in a pickle about hiring a new agent.

 

Are you in the market to hire an agent, but you’re conflicted about hiring a friend/family member who’s brand new to the business? You want to give them a chance, but you also want to protect your investment. It’s a tough situation to be in, so I wanted to share my thoughts on the subject to give you some perspective on the dilemma.

 

I had someone call me recently who was in this exact predicament. Their friend was a new agent, had come out to look at their home, and the homeowner asked me for advice on how to handle the situation. I told her what I would also say to you: You work your whole life to own a home, and it’s probably the biggest asset you have. Would you entrust your biggest asset to somebody who could lose tens of thousands of dollars on it? Is it worth giving your livelihood? 

 

If they’re really a good friend or a family member, they should understand that you want to be a good steward for your investment by hiring someone with a proven track record of success.

Here’s what you need to know about adjustable-rate mortgages.

 

Today I want to talk to you about adjustable-rate mortgages, also known as ARMs. Some of you may know this already, but before 2008, I was a loan officer, so I have plenty of experience with ARMs. 

 

Typically, ARMs are popular when interest rates are higher. Since our current interest rates are so low, we don’t currently see them as much as we used to. The basics of how they work are that you start your mortgage out with a lower rate, then it “adjusts” after an agreed-upon time. You may hear ARMs referred to as “seven-ones” or “five-ones," and these names are just a way to say what the lower interest rate is and how long it will last. For example, a “seven-one” will have a low rate fixed for seven years.

Talk to your lender and find out if an ARM is right for you. Usually, people get an ARM if they are only going to stay in a house for five years or so. This way, they can move before the higher rate kicks in. These loans sometimes come with prepayment penalties, so make sure you know what you’re getting into before you sign. You’ll also want to ask about which financial index your ARM is tied to since some are more punishing than others.

 October Sees High Sales Prices and Low Inventory in Flagstaff

 

The holidays are here! Have you started shopping? Those looking for a new home have checked off their lists as the housing market continues to boom. Homebuyers may find more housing options and less competition in coming months as more homeowners are gearing up to sell. Here's the latest update on the Flagstaff housing market.

 

FLAGSTAFF HOME SALES

The US Existing-Home Sales rose 0.8% in October while Greater Flagstaff's housing sales declined by 4.2% from September according to data provided by the Northern Arizona MLS.  This October saw the second-highest Flagstaff home sales activity in more than a decade. The highest on record was last year with 223 units sold. Flagstaff home sales took a tumble due to low inventory numbers.

NAR chief economist Lawrence Yun said, “Home sales remain resilient, despite low inventory and increasing affordability challenges. Inflationary pressures, such as fast-rising rents and increasing consumer prices, may have some prospective buyers seeking the protection of a fixed, consistent mortgage payment.”

This is down from the all-time low of 43 days we saw in March, and slower than the 51 days we saw a year prior. A lot of this change is seasonal, and some of it is buyer fatigue, but demand overall remains historically high.

  • The highest-priced Flagstaff condo sale last month was an $898,564  luxury under Construction 3 bed 3.5 bath Mountain Vista condo with access to all of Pine Canyon’s amenities, but without the burden of maintenance that can come with a single-family home.

  • The lowest-priced single-family Flagstaff home that sold in October was a $330,000 three-bedroom home in Southside/Brannen just across the street from the Arizona Trail system
  • The lowest-priced Flagstaff townhome that sold last month was a $324,900 three  bedroom townhouse close to NAU, less than 3 blocks to the forest service trail access, shopping, restaurants and local bus stop. This townhouse is located in Christmas Tree Estates.
  • The lowest-priced Flagstaff condo that sold was a $188,000 one bedroom Timberline Place (Arbors) lower end unit with no neighbor's above, near NAU and downtown Flagstaff.

 

Flagstaff Home Buyer Advice 

Home buyers may see prices stabilize in the coming months, putting them in a more advantageous position than previously this year. Mortgage rates remain near record lows while inventory is expected to rise in the coming months. To top it all off, we’re moving into the fall and winter, which are usually less competitive seasons for real estate.

 

“Things aren’t as frenetic as earlier in the year, but this is still a very hot housing market where demand far exceeds supply in most markets,” Greg McBride, chief financial analyst at Bankrate, mentions. Buyers should still expect to see a competitive market. You may still have to deal with multiple offers and consider various concessions, but this may be the best window to buy.

 

While price appreciation has slowed these past few months, Jan Hatzius, a head economist at Goldman Sachs, states, “Our model now projects that home prices will grow a further 16% by the end of 2022.” Bachaud agrees, saying, “We still expect prices to grow 13.6% by next September.” This means the market for next year is likely to stay competitive. However, if you buy now, you have a chance to enjoy that same price appreciation on your new home.

 

This continued price appreciation is fueled by an ongoing housing shortage. While inventory has risen since the first quarter of the year, it still remains well below pre-pandemic levels. This is reducing the number of new homes that hit the market and is only made worse by the lumber shortages and supply chain disruptions.

 

Experts agree that this housing shortage and increased demand are why our market is so strong. There is little to no chance of a crash since the appreciation is driven by this imbalance of supply and demand. Bachaud says, “Mortgage rates have also stayed stubbornly low, making now a good time to buy and lock in a relatively low payment if a buyer finds a home that fulfills their wish list and that they can afford.” Now may be the best time to lock in low rates and still experience significant appreciation next year.

 

It’s no use waiting for prices to go down. Instead, you should think about buying now and locking in a great rate while the market is less competitive. We suggest you get started by taking a look at the homes that are available right now:

How Did I Survive the 2008 Crash?

This is the story of why I started working as a real estate agent.

 

Last time, I talked about the first part of my life and how I got into real estate. Today I want to finish my story.

 

Now that I had my niche (selling mortgages with almost no money down), I began to advertise. To my surprise, people started coming in droves! It was a pretty amazing experience since the timing was so serendipitous. These loans changed the fabric of the town; almost overnight, it became possible for people to build wealth through real estate. 

 

I had to get good at this process pretty fast. You’d be surprised how much pressure is on you when you have seven little children to feed. I started helping people with low money down loans in 1998, and by 2001, I was able to purchase a 300-acre ranch with a 3,000 square foot home. This may sound wild to anyone from California, but in Oklahoma, the price of land was only $500 per acre. The most important thing was that I had a great place to raise my kids while they were young.

Things continued to go pretty well until the big crash in 2008. I decided we needed to make a change, so I sold the ranch and moved everyone out here to Flagstaff in 2010. By 2012, I had my Arizona license and began working as hard as I could. By 2016, I was among the top five Realtors in Flagstaff. 

 

This brings us right up to the present day, so I’ll stop things there. The main thing I want you to take away is that no matter where you are, it’s always possible to succeed against the odds. Especially if you are a single mom, things can seem like they are always against you. I just want to inspire someone to grab that opportunity and turn their life around.

Why I Got Into Real Estate

I share the story of why I started working as a real estate agent.

 

Today I wanted to share a little bit of my story. I thought it might help you understand why I am so driven and why I can relate to everybody.

 

I was a single mom, left raising seven kids by myself with no child support. It was a desperate situation, and I was looking for a way to support myself. I was living in Southern California, but I moved to Oklahoma because it would be a lot cheaper to raise seven kids here.

 

I was living in a small, poor town in the poorest county in Oklahoma when a friend told me to get my real estate license. He suggested it so that I could sell a house occasionally and get a bit more income. I was terrified when I thought about raising my kids at the same time because it seemed impossible.

 

I eventually got my license, but the town I was working in only had one brokerage, and this brokerage was a boys club, as it usually is in these types of Midwest towns. The owner told me that he wouldn’t let me work there, wouldn’t work with me on deals, and wouldn’t let me set foot in his office. I was on my own, so I had to get all of my own business, sell all of the houses myself, and get all of the buyers myself. It was very strange, but things were different in 1998.

My friend suggested that I also get an origination license so that we could do sales and loans in that town. At that time, secondary mortgages were unheard of there. For these types of mortgages, you put 20% down, it was a 10-year loan, it had an adjustable rate, and that was it. It kept the area very depressed, so I brought secondary mortgages to this town.

I started doing subprime and zero-down loans, but I was a very responsible lender. The average sales price was only $30,000 to $40,000 in this town, so I had to sell a lot of real estate to support my family.
