Discover how 2024 shaped the real estate landscape for 2025.
Last year was challenging for real estate, marked by fluctuating rates, market changes, and many other factors. Today, I wanted to recap some housing trends and share what we can expect this year.
Listings and home sales. In the $1.1 million range, 2023 had 50 listings, and 60 sold. By 2024, listings jumped to 150, but only 50 sold, showing a big increase in available homes.
For the $1.9 million range, there were 100 listings in 2023, with 50 sales. In 2024, listings soared to 260, and 90 sold, indicating stronger buyer interest in that price point.
In the $2.5 million range, there were 200 listings in 2023, with 50 sales, and around 150 listings with 48 sales in 2024. While not many are buying at $1.9 million, there are still some interested buyers.
Absorption rates. Absorption rates measure how quickly homes sell. In 2022, the rate was about 2.29 months. It increased to 3.41 months in 2023 and slightly rose to 3.53 months in 2024, indicating that homes are taking longer to sell, especially after the pandemic.
In some Flagstaff neighborhoods, homes still receive multiple offers, but it’s less common than it used to be.
Mortgage rates might stay higher, but there are ways to manage that.
Average list, average sale price, and days on market. In 2022, the average list price was about $803,472. It increased to $847,462 in 2023 but dropped to $817,864 in 2024.
The average sale price followed a similar trend, starting at around $650,000 in December 2022, rising to $653,000 in 2023, and then jumping to $738,620 in 2024. Overall, prices are still increasing.
Regarding cumulative days on the market, homes took about 86 days to sell in 2022, 118 days in 2023 and then decreased to 101 days in 2024.
What should we expect for the housing market in 2025? Mortgage rates are expected to remain higher for a bit longer, but there are ways to manage them. If you'd like to discuss your options, we can connect you with one of our preferred lenders.
Home values are projected to keep rising nationally, which typically benefits sellers in negotiations, although local market conditions can vary.
In 2023, the average 30-year mortgage peaked at 7.79%. Fannie Mae forecasts that by 2025, it will drop to around 6.4%. While that's not as low as 3%, it’s certainly better than 7%.
Will rates drop back down to 3%? Historically, mortgage rates have never dropped to 3%. Typically, 30-year rates have averaged between 4% and 6%, even during challenging times like the housing crisis. Therefore, a return to 3% seems unlikely.
That’s just a quick look at last year. We’re really excited about 2025, as it looks like we’ll have more inventory than we've seen in a while. Many homeowners are ready to list their properties and move on from those low interest rates.

In November, existing-home sales saw an increase of 4.8%, while the Greater Flagstaff housing market recorded a 0.98% increase in sales from the previous month, according to data from the Northern Arizona MLS. In December 2024, 102 homes were sold—higher than the 67 sold in December 2023 but still significantly below the decade-high of 158 homes sold in December 2020. This marks a continuation of the downward trend in December sales over the past four years. Despite this, December 2024 sales surpass some previous lows, such as the 84 homes sold in 2014, though still below the average seen during the last decade.
The December 2024 sales figures illustrate evolving dynamics in the market. Although 2024 experienced a modest improvement over the record-low sales of 2023, it still falls short of the higher levels seen in earlier years, like the peak in 2020. These fluctuations likely reflect broader market trends, economic conditions, and shifts in buyer and seller behavior. As we look ahead to 2025, it will be crucial to monitor whether this upward momentum continues or if other factors will influence the market further.
Flagstaff Home Sales by Type

The December Flagstaff home sales data reveals significant growth across various property types from 2023 to 2024. Single-family homes saw a notable 40.4% increase in sales, while townhomes experienced a 33.3% growth. Condos demonstrated exceptional growth at 260%, reflecting heightened interest or demand in this category. Meanwhile, the "Others" category showed a modest increase of 11.1%. This overall upward trend indicates a strong and diversified housing market in Flagstaff, with condos standing out as the fastest-growing segment.
"Home sales during the winter are typically softer than the spring and summer, but momentum is rising with sales climbing year-over-year for three straight months. Consumers clearly understand the long-term benefits of homeownership. Job and wage gains, along with increased inventory, are positively impacting the market."
Quarterly Flagstaff Home Sales: December 2023 vs 2024

The 2024 quarterly sales data for Flagstaff reveals dynamic shifts compared to 2023. Q1 showed impressive growth with a 37.2% increase, driven by strong early-year activity. Q2 experienced a slight decline of 7.2%, potentially due to seasonal market adjustments. However, the market rebounded in Q3 with a modest 6.1% growth, reflecting steady demand through the summer months. Q4 closed the year on a high note with a 20.2% increase, underscoring strong buyer activity during the holiday season. Overall, the data highlights a resilient and adaptable market with positive trends emerging across most quarters.

In the last 30 days, the median sold price increased to $782,325, but homes took longer to sell, with an average of 97 days on the market (DOM). This longer DOM could signal a slight dip in buyer demand, likely influenced by changing interest rates, the economy, or seasonal shifts.

Mortgage rates:Mortgage rates rose again this week, with 30-year fixed-rate loans averaging 7.19 percent, according to Bankrate’s latest lender survey. Meanwhile, the U.S. Labor Department reported that December inflation had edged up to 2.9 percent.

In 2023, the average 30-year mortgage peaked at 7.79% following the pandemic. Rates came down from that peak in 2024. What will mortgage rates do in the next year?
The Federal Reserve is predicted to lower the federal funds rate 6 to 8 times in 2025; but mortgage rates are not set by the Federal Reserve and may not drop significantly (National Association of REALTORS®).
Fannie Mae predicts mortgage rates to average 6.4% in 2025. Mortgage Bankers Association also predicts mortgage rates to average 6.4%, but with slightly higher rates compared to Fannie’s forecast.

When Will Mortgage Rates Drop Back to 3%?
Historically, rates have never been as low as the pandemic era interest rates. 30-Year mortgage rates averaged between 4% and 6% during & after the housing crisis and Great Recession. A return to a 3% range is very unlikely.

Since 2020, the average sales price of a home has gone up by $97,000 or 29.7% (Federal Reserve of St. Louis). Which indicates homeownership to be a great investment. But, what will home values do in the next year?
On a national level, home price growth is predicted to slow down from 2024. However, home prices are predicted to increase in 2025. Fannie Mae predicts home prices to increase on average by 3.6%. MBA is predicting an average increase of 1.5%.

For home values to drop significantly, a major influx of homes for sale would have to hit the market. Freddie Mac estimates the U.S. housing stock is 3.7 million units below what’s needed to meet demand. It will take time to build up inventory to meet demand. Which is why a major drop in home values and prices is unlikely.
Will 2025 Be a Home Buyers or Sellers Market?
Who will have the advantage in the 2025 housing market, buyers or sellers? One measure of the market is Months Supply and it shows who has the advantage.
Months Supply is calculated by dividing the total number of homes for sale by the average number of homes sold each month. For example if there are 500 homes for sale in a particular area and an average of 100 homes are selling each month, the Months Supply is 5 months.
Source: Federal Reserve of St. Louis 6 Months Supply is considered a balanced market. Over 6 months supply is considered a buyers’ market. Below 6 months supply is a sellers’ market. At 4 months supply on a national level, the market slightly favors sellers.
Inventory is rising nationally, however, which could shift the market to favor buyers in the next year. With that said, all real estate is local and local markets will differ in favoring buyers versus sellers.

Homes sold faster this month, with the median days on market (DOM) dropping to 72 days, a significant improvement from 80 days in November 2023. However, this represents a seasonal slowdown compared to 56 days in October 2024.
Median sale prices can shift based on the mix of homes sold, even if individual home values remain strong.
Chief Economist Lawrence Yun of the National Association of Realtors explains: Home sales momentum is building. More buyers have entered the market as the economy continues to add jobs, housing inventory grows compared to a year ago, and consumers get used to a new normal of mortgage rates between 6% and 7%
"Existing homeowners are capitalizing on the collective $15 trillion rise in housing equity over the past four years to look for homes better suited to their changing life circumstances," Yun added.
