Equestrian Estates offers a luxurious home for horse and nature lovers.

 

One of the reasons I love my job as a real estate agent is the opportunity to help people discover their dream homes and the chance to visit beautiful places like the Equestrian Estates. Today, I’ll share our listing in Kiltie Lane and why you shouldn’t be intimidated by signing a buyer agreement with your Realtor.

I recently visited our current listing in Kiltie Lane, and it’s a perfect example of what Equestrian Estates has to offer. It’s a community with quite a few homes, all priced at over $1 million, but they are luxurious. Each home sits on a minimum of an acre of land, and the community was built in the ‘90s right up against the Forest Service, with trails winding through the woods. Residents go horseback riding for miles through the trails with beautiful views. If you love horses and nature, this is the perfect place for you.

 While an acre of land may not seem like a lot to have your own horses, there’s a stable located on the backside of the Equestrian Estates community. This used to be a boarding facility, though I’m not sure if they still offer that service. The point is that you can keep your horses here and have easy access to them from your home.

I also want to take a moment to discuss some changes happening in real estate lately, particularly when it comes to working with buyers. After the NAR settlement, you may have noticed it’s becoming more common for agents to require buyers to sign agreements before we can start showing them homes. As an agent, I always explain to my clients that I have two types of agreements: a touring agreement and a Buyer-Broker Agreement.

 

1. Touring Agreement is like a first date, allowing us to work together for a week where I can show you as many houses as you’d like. This is also a great way to get to know each other and see if we’re a good fit.

 

2. Buyer-Broker Agreement, on the other hand, is like “getting engaged.” It’s a commitment to work together for longer and exclusively. This document outlines the terms of our partnership. If later you decide it’s not working out, all you have to do is let me know and we can part ways. However, for any homes you’ve already toured with me, you would still need to honor that agreement.

 

Another important thing to keep in mind is that as your buyer’s agent, I’ll do my best to get the seller to pay my commission fee. I typically include our maximum fee of 3% in the Buyer-Broker Agreement, but that doesn’t mean it has to be the final amount. We can always negotiate and work with you to find the best possible deal.

 

For homebuyers who are still hesitant to sign an agreement, I recommend going to open houses as they don’t require you to sign anything. We are expecting more properties to participate in open houses to make their houses available for more potential buyers.
