Is Flagstaff a Buyer’s Market? December 2025 Report Reveals Inventory, Pricing & Demand Trends

As winter settles into Flagstaff, the real estate market is sending a clear signal: buyers are taking their time, inventory is lingering, and strategy matters more than speed. December reflects a quieter pace, where homes are available but only the most compelling listings are moving forward. This shift offers opportunity on both sides of the transaction, especially for those who understand how supply, demand, and timing are aligning in the mountain market.

Looking back on the year, Flagstaff real estate in this cycle has been shaped by stabilization rather than urgency. Buyers adjusted to new expectations, sellers became more pricing-conscious, and new construction and lifestyle-driven homes continued to influence demand across the region. As the market finds its footing, success belongs to those who adapt, stay informed, and make intentional moves.

FLAGSTAFF HOME SALES

Existing-home sales rose 5.1% in December 2025. Month-over-month sales increased in all regions. Year-over-year sales rose in the South, remained flat in the Midwest and West, and decreased in the Northeast. In December 2025, 90 homes were sold in Flagstaff. That’s down from 103 homes sold in December 2024, reflecting about a 13% year-over-year decrease. This pullback suggests the market ended the year with a slower closing pace, consistent with buyers being more selective and deals taking longer to come together.

Looking at the broader trend, December sales in 2025 are well below the high activity seen during the pandemic-era surge, particularly December 2020 when 158 homes sold — the strongest December in this set. Compared to that peak, December 2025 is lower by roughly 43%, reinforcing how far the market has cooled from that unusually intense period.

At the same time, December 2025 is not an outlier compared to more typical pre-boom winters. It sits very close to December 2018 (91 homes) and below December 2019 (117 homes), which points to a market that’s moved away from the frenzy years and toward a more normalized rhythm. Overall, this pattern supports a story of stabilization: fewer “must-buy-now” decisions, more price sensitivity, and a market that responds quickly to interest rates, affordability, and winter seasonality.

Flagstaff Home Sales by December (2016–2025)

FLAGSTAFF HOME SALES BY TYPE

  • 🏡 Single Family Homes: Single-family home sales declined by nearly twenty percent year over year, dropping from sixty-six to fifty-three homes sold. While activity slowed, single-family homes continue to represent the largest share of total sales, reinforcing their role as the cornerstone of the Flagstaff housing market. 🏡

  • 🏘️ Townhomes: Townhome sales saw the strongest growth, increasing by almost eighty-eight percent from eight to fifteen homes sold. This notable jump suggests growing buyer interest in lower-maintenance living and more affordable alternatives to single-family homes, especially as pricing and interest rate sensitivity remain key factors. 🏘️

  • 🏢 Condos: Condo sales experienced a moderate decline, falling from nineteen to sixteen homes sold. While demand softened slightly, condos remain a steady segment of the market, appealing to buyers seeking entry-level options, second homes, or investment properties. 🏢

  • 🏠 Other Property Types: Sales in the “other” category declined by forty percent, dropping from ten to six homes sold. This shift reflects more selective buyer behavior toward non-traditional properties as overall market activity cools. 🏠

December highlights a rebalancing market in Flagstaff. While total sales softened year over year, buyer interest remains active across multiple property types. Strong growth in townhomes signals evolving preferences, while single-family homes continue to anchor demand. The mix points to a market that is adjusting rather than stalling, with affordability, lifestyle, and strategic pricing playing increasingly important roles.

📰 NEWS: What’s New This Month in Flagstaff?

🌲

Even as the market slows into winter, Flagstaff doesn’t hit pause — it shifts. December tends to bring a quieter rhythm to showings and contracts, but it’s also when locals (and future locals) lean into what makes this mountain town special: seasonal events, snow-season energy, and the lifestyle that keeps Flagstaff demand steady year after year. If you’re thinking about buying, selling, or investing, this is the month to watch which homes still attract attention — and what buyers are prioritizing heading into the new year.

What to expect around town this month:

  • A strong winter lifestyle pull, with snow-season plans driving interest in lock-and-leave and second-home style living

  • More buyer selectivity, as shoppers focus on value, condition, and homes that feel move-in ready

  • A “reset” mindset for the coming year, where pricing strategy and presentation become the difference between sitting and selling

WHAT'S DRIVING THE MARKET?

"2025 was another tough year for homebuyers, marked by record-high home prices and historically low home sales. However, in the fourth quarter, conditions began improving, with lower mortgage rates and slower home price growth. December home sales, after adjusting for seasonal factors, were the strongest in nearly three years. The gains were broad-based, with all four major regions improving from the prior month."

said National Association of Realtors Chief Economist Lawrence Yun

What Is the Best Time of Year to Sell My Home?

The ‘best time’ to sell your home isn't as straightforward as it used to be. Timing isn't just about the season anymore; it’s about strategy.

Every year, homeowners ask me the same question: “Do I really need to wait until spring to get the best price for my home?” By 2026, that answer has changed more than you might think.

How the housing market evolved throughout the years. Back in 2021 and 2022, timing didn’t matter much; homes were selling in days. Fast forward to 2024 and 2025, and buyers were more focused on interest rates and affordability.

Now, looking ahead to 2026, things are shifting again. This year, the key factor isn’t the season; it’s your competition.

What experts are predicting about the 2026 housing market. Several forecasts suggest a 2026 housing rebound. The National Association of Realtors anticipates a market comeback as interest rates ease, boosting buyer confidence. National projections indicate that home sales could jump nearly 10% as more buyers re-enter the market. More buyers are great, but that also means more sellers.

So, many people are wondering if they should wait for spring. Sure, spring is busy, but busy works both ways: you get more buyers but also more listings.

According to Redfin’s 2026 outlook, today’s buyers are more price-sensitive and selective than ever. Timing your sale isn’t just about choosing the busiest season anymore; it’s about standing out in a crowded market.

Here are three key insights you should know:

1. Consider selling in low-competition months. In many neighborhoods in 2026, January and February could actually serve as strong selling windows. This is because inventory tends to be low, yet serious homebuyers remain active, especially those who didn’t find a home last fall.

"
In 2026, low competition months may give you a stronger selling advantage than spring."

When competition is low, quality homes have the opportunity to stand out. In contrast, a crowded market can cause even excellent properties to get overlooked. Therefore, if you're ready to sell, the best time might be right now.

2. Follow your local market. National news talks a lot about mortgage rates and trends, but it's your local neighborhood that tells the real story. Some areas are heating up due to job growth, new development, or migration, while others may be cooling down as inventory builds.

To identify your ideal selling window, pay attention to:

● Days on market in your ZIP code
● Active inventory trends
● The speed at which homes like yours are getting showings
● What buyers are prioritizing right now

In 2026, local data trumps the generalized idea that “spring is best” every time.

3. Strategic pricing beats perfect timing. Homebuyers are more selective and value-conscious. They're comparing homes, scrutinizing conditions, and waiting for the right value. This means a well-priced listing in January often performs better than an overpriced listing in April. To succeed, focus on:

● Strong pricing
● Impactful presentation
● A compelling marketing launch
● A strategic timing window in your area

That combination works well at any time of the year, and right now, it may be even more effective.

If you're thinking about selling in 2026, now is the perfect time to start planning. I’d be happy to walk you through your market, your options, and the smartest timing based on your goals.

About Black Canyon City

The Black Canyon City began as a stagecoach stop on the Phoenix–Prescott line in the late 1800s and played a role in regional transportation and mining support. Early settlers included ranchers such as Jack and Trinidad Swilling, pioneers in Arizona’s development.

Over time, the community evolved into a quiet rural-residential area along Interstate 17, serving as a gateway between Phoenix and northern Arizona destinations.

January 2026 Flagstaff Luxury Real Estate Market Report

🏔️ January 2026 Flagstaff Luxury Real Estate Market Report

A Strategic Shift as the Luxury Market Enters a New Year

As we begin 2026, the luxury real estate market—both nationally and here in Flagstaff—is showing resilience, balance, and heightened buyer engagement. Drawing from the latest North American Luxury Report and local Flagstaff trends, this month’s analysis offers insight into key market behaviors that matter most right now.

The January Luxury Market Report combines broad data with localized interpretation to help luxury buyers, sellers, and investors understand not only where the market stands today but where it’s headed next.

📊 North American Luxury Market Snapshot

Across the United States and Canada, luxury real estate activity concluded late 2025 with a strong rebound after a brief seasonal slowdown. Rather than faltering as winter set in, luxury home sales for both single-family and attached properties posted month-over-month gains, challenging the traditional winter slump.

This suggests that buyer engagement remains strong well past the typical peak buying season, and that demand persists even as market dynamics shift. Inventory levels grew modestly, giving buyers more options while sellers continued to price and present their homes strategically—favoring thoughtful timing over urgency.

Modest appreciation in prices reflects a healthier luxury market, where improved affordability and broader participation are enabling transaction volume without diminishing value.

🏡 Flagstaff Luxury Market Insight

Locally in Flagstaff, the luxury market continues to mirror broader national trends, but with characteristics unique to our region:

🔹 Inventory & Buyer Behavior

Inventory remains selective but more available, giving curious buyers more choice than in recent months. Yet sellers in Flagstaff’s luxury segment remain intentional—timing listings, refining pricing strategies, and enhancing presentation to attract serious buyers.

This aligns with national patterns of inventory growth coupled with disciplined seller activity, positioning Flagstaff luxury properties for discerning buyers who value lifestyle, location, and design.

🔹 Segment Dynamics

  • Single-family luxury homes continue to function in territory that slightly favors sellers — particularly for properties that showcase views, acreage, forest access, and high-end custom finishes.

  • Attached luxury properties—including high-end townhomes and modern residences—are seeing improved absorption and more balanced demand, signifying broader participation in the market.

Buyers at the ultra-high-net-worth level remain focused on wealth preservation and flexibility, while newly affluent buyers prioritize design features, livability, and functionality, helping shape demand in clearly defined segments.

❄️ What’s New in Flagstaff | January 2026

  • Winter brings a renewed lifestyle appeal to Flagstaff, with Arizona Snowbowl in full operation and downtown offerings enhancing year-round living experiences.

  • Luxury buyers are increasingly evaluating homes with well-considered layouts, energy-efficient design, and flexible spaces that suit work-from-home lifestyles.

  • As new listings roll into the market alongside strategic pricing and advanced marketing technologies, prospective buyers are finding opportunity to secure value-driven luxury properties.

Local data indicates a continued trend toward stable pricing and thoughtful activity rather than reactive swings—putting emphasis on clarity, strategy, and expertise.

🔎 Looking Ahead Into 2026

Taking the pulse from both national luxury indicators and Flagstaff-specific data, the market entering 2026 is best described as balanced, resilient, and opportunity-rich for informed participants.

While conditions vary across segments, one constant remains: those who partner with a REALTOR® experienced in luxury market dynamics—who can leverage local insight, technology, and strategic marketing—will be best positioned to achieve their goals.

Whether you’re considering selling, buying, or simply evaluating your options, this season rewards thoughtful decisions, precision pricing, and strong market knowledge.

💬 What This Means for Sellers

Luxury buyers are active but selective in their choices. Homes that are well-prepared, priced accurately, and professionally marketed continue to sell near asking price. With inventory expanding thoughtfully, sellers who sharpen their strategic approach can capture meaningful engagement and results.

🏡 What This Market Means for Buyers

Stable pricing and an improving inventory landscape give buyers the confidence to act with intention. Though selections may be limited compared to broader markets, properly positioned Flagstaff luxury homes continue to present lasting value, especially for those focused on lifestyle, privacy, and long-term appreciation.

2026 Housing Market Forecast: Will the Market Find Its Footing?

2026 Outlook

2026 Housing Market Forecast: Rates, Sales, Prices, and What It Means for You

Forecasters are split—predicting anywhere from 1.7%1 to 14%2 growth in home sales. The market may thaw in 2026, but the pace depends on whether lower rates and the fading lock-in effect actually unlock demand.

Will 2026 be the year buyers stop waiting? Nearly every major forecaster agrees the market will be more active than 2025—but beyond that, predictions diverge sharply. The National Association of Realtors (NAR) expects robust 14% sales growth2, while Realtor.com projects a modest 1.7% bump1. Both could be right depending on the market, neighborhood, and price tier.

For anyone planning to buy, sell, or simply understand their equity position in 2026, the headline forecasts matter less than the fundamentals: rates should settle slightly lower, inventory may improve modestly, prices are expected to rise more slowly, and the market appears to be returning to a more normal rhythm after the pandemic era.

The 2025 Context: Why the Market Stayed Frozen

The 2025 housing market disappointed. Mortgage rates remained stubbornly above 6.5%, suppressing demand and keeping transaction volumes near historic lows8. As of mid-2025, more than 80% of U.S. homeowners hold mortgage rates below 6%, reinforcing the lock-in effect and keeping would-be sellers on the sidelines3.

Affordability challenges became acute. The typical first-time buyer’s median age rose to 40 years old4, reflecting the reality that elevated rates and prices pushed homeownership further out of reach for many households. The market didn’t crash—but it didn’t fully heal either.

2026 Predictions: Where Forecasters Agree and Disagree

Mortgage Rates: Consensus on Modest Improvement

Rate forecasts cluster tightly in the 6.0% to 6.4% range—modest, but meaningful compared to 2025. The key question isn’t whether rates dip; it’s whether that dip changes behavior at scale.

Source 2026 Rate Forecast
NAR2 6.0%
Fannie Mae7 5.9% (end of year)
MBA6 6.0%–6.5%
Zillow5 ~6.0%
Realtor.com1 6.3%
Why the rate move may (or may not) unlock demand

A drop from 7% to 6.5% may not matter if buyers are waiting for 5% or sellers remain locked into 3%. NAR estimates that a drop to 6% could unlock 5.5 million additional buyers, including 1.6 million renters2—but how many actually act depends on psychology, jobs, and local inventory.

Existing Home Sales: The Uncertainty Factor

Sales projections vary widely—reflecting uncertainty around how quickly the lock-in effect fades and how soon buyers accept 6% as the “new normal.”

Source Sales Volume YoY Growth
NAR8 4.674M +14%
Fannie Mae7 4.373M +7.8%
MBA6 4.367M +6.3%
Zillow5 4.26M +4.3%
Realtor.com1 4.13M +1.7%

Even modest changes in consumer psychology can swing results within this range. If employment stays strong and households regain confidence, sales can trend toward the higher forecasts. If the labor market softens, activity may land closer to the low end.

Home Prices: Continued Appreciation Expected

Most forecasters still expect prices to rise in 2026—but at a slower, more historically typical pace. Forecasts cluster between 0.5% and 4%.

Source Price Growth Estimated 2026 Price*
NAR2 +4.0% ~$427,000
Realtor.com1 +2.2% ~$420,000
Fannie Mae7 +1.3% ~$416,000
Zillow5 +1.2% ~$416,000
MBA6 +0.5% ~$413,000

*Based on a Q2 2025 median price of $410,800 (as stated in the blog draft).

The tighter agreement on prices (vs. sales) suggests forecasters see supply-demand fundamentals continuing to support values even if transactions remain constrained. Inventory remains below truly “balanced” levels after years of underbuilding, and many owners have substantial equity—reducing forced sales.

What This Means for Buyers

Accepting the New Rate Reality

With rates expected to settle around 6.0%–6.4% in 2026, buyers waiting for pandemic-era rates may need to recalibrate. Rates below 3% were tied to emergency policy and are unlikely to return soon. Planning around mid-6% levels is more realistic, with refinancing as a future option if rates drop further.

Improved Supply and Buyer Leverage

Inventory is improving compared to the tightest years, giving buyers more choice and flexibility1. Days on market have lengthened, bidding wars are less common, and sellers are often more open to contingencies, repairs, and concessions5.

Pricing and Competition Dynamics

Prices are still forecast to rise modestly. That means waiting may not produce meaningfully lower prices—even if rates ease. The upside: slower appreciation reduces urgency, allowing buyers to be selective and strategic.

First-Time Buyer Challenges

First-time buyers still face the steepest hurdles. The median age rising to 40 highlights how affordability pressures and higher down payments delayed entry for many households4. In 2026, strategy matters: improve credit, build savings, explore low-down-payment programs, and consider more affordable submarkets.

What This Means for Sellers

Evaluating the Mortgage Rate Trade-Off

Lock-in remains real—but equity can offset higher borrowing costs for downsizers, relocations, or those reducing housing expenses. Life events are increasingly outweighing rate comparisons as 6% begins to look like a durable baseline.

Pricing Strategy

Accurate pricing is critical. Overpricing increases days on market and can stigmatize a listing, leading to reductions. Buyers are more patient and better informed, with more alternatives than recent years.

Concessions Are Becoming a Normal Tool

Concessions like closing cost credits, rate buydowns, and repair allowances are increasingly common—often a practical way to bridge affordability without cutting the headline price.

Preparation and Presentation Are Decisive

With more inventory, presentation matters again. Move-in-ready homes command stronger interest; properties needing work tend to linger. Small improvements and professional photography can materially impact outcomes.

What This Means for Renters

For many households, renting remains a pragmatic choice in 2026—often with lower monthly costs and more flexibility than ownership in a mid-6% rate environment. The rent-versus-buy decision depends heavily on location, finances, and how long you plan to stay.

For renters who aspire to buy, 2026 may be best viewed as a preparation period: strengthen credit, build savings, reduce debt, and track target markets. For others, continuing to rent can be a rational choice—not a failure to “time the market.”

Conclusion: A Market in Transition

The 2026 housing market looks defined less by dramatic change and more by gradual normalization. Rates likely remain in the low-to-mid 6% range, sales may improve, and prices may rise modestly. The market rewards realistic expectations, financial readiness, and decisions grounded in personal circumstances rather than predictions of dramatic shifts.

Flagstaff AZ Real Estate Market Update- November 2025

Flagstaff AZ Real Estate Market Data Provided by The Broaddus Properties Group Brokered by eXp / by Ella VilchezNovember 2025 Flagstaff Market Report

Flagstaff Real Estate Market Report – November 2025: Inventory Builds as Buyer Demand Slows

As we move deeper into the fall season, the Flagstaff real estate market is showing clear signs of a shift. More homes are available, buyers are taking their time, and momentum has softened compared to earlier in the year. While homes are still selling, demand is more selective and thoughtful, creating a market where strategy matters more than speed. Sellers are being challenged to price and present their homes carefully, while buyers are gaining breathing room to explore options, negotiate, and make confident decisions. This month’s data points to a slower but more balanced environment—one that rewards preparation on both sides of the transaction.

November in Flagstaff brings a noticeable seasonal pause, and that rhythm is reflected in the housing market. As colder weather sets in and holiday planning begins, many homeowners choose to wait until spring to list, while buyers focus on well-priced, move-in-ready homes that stand out. This quieter period often creates opportunity—serious buyers face less competition, and motivated sellers benefit from working with an audience that is intentional and qualified. Historically, this time of year favors thoughtful negotiations, realistic pricing, and strong marketing rather than urgency-driven decisions.

FLAGSTAFF HOME SALES

Existing-Home Sales data measures sales and prices of existing single-family homes for the nation overall, and gives breakdowns for the West, Midwest, South, and Northeast regions of the country. These figures include condos and co-ops, in addition to single-family homes. In November 2025, Flagstaff recorded 81 home sales, reflecting a noticeable slowdown compared to the prior year, when 103 homes sold. This decline highlights the continued cooling of buyer activity, aligning with broader trends of increased inventory, longer decision timelines, and affordability pressures.

Looking at the longer-term pattern, November sales in 2025 remain well below the elevated levels seen during the pandemic-driven peak years, particularly 2020 and 2021, when sales surged amid historically low interest rates and heightened buyer urgency. Those years represented an exceptional period rather than a sustainable norm.

When compared to pre-pandemic benchmarks, current sales activity appears more restrained than the levels seen in 2019, a year often viewed as a stable and balanced market. Recent Novembers have consistently trended lower, suggesting a market that has shifted away from rapid turnover and toward more deliberate, needs-based purchasing behavior.

Overall, the November 2025 data signals a market that is cooler but still functioning, where homes continue to sell, just at a slower and more measured pace. These conditions reflect changing economic influences such as borrowing costs, buyer confidence, and lifestyle-driven decision-making rather than a lack of underlying demand.

📉 Graph Takeaway: What This Trend Tells Us

November home sales in Flagstaff show a clear shift away from the fast-paced pandemic years toward a slower, more deliberate market. While homes are still selling, activity has softened compared to recent peaks, signaling that buyers are taking more time and sellers must be more strategic. This trend highlights a market where preparation, pricing, and timing matter more than urgency.

💡 Tips for Sellers

  • Price realistically from the start to attract serious buyers
  • Focus on presentation—homes that show well stand out
  • Expect buyers to be more selective and take their time
  • Strong marketing matters more now than speed

💡 Tips for Buyers

  • Take advantage of more options and less competition
  • Don’t rush—this market rewards thoughtful decisions
  • Use negotiation opportunities wisely on price or terms
  • Be ready to act when a well-priced home checks the boxes

FLAGSTAFF HOME SALES BY TYPE

  • 🏡 Single Family Homes: Sales declined notably compared to last year, reflecting softer buyer demand and increased selectivity in this segment. While single-family homes remain the most active property type, buyers are taking more time and are increasingly price-conscious. 🏡

  • 🏘️ Townhomes: Townhome sales also trended lower year over year, signaling a pullback in this category. This shift suggests affordability pressures and a more cautious buyer pool, especially among entry-level and move-up buyers. 🏘️

  • 🏢 Condos: Condo sales showed slight growth, indicating stable to improving interest in lower-maintenance and more attainable housing options. This segment continues to appeal to buyers seeking flexibility, seasonal use, or investment opportunities. 🏢

  • 🏠 Other Property Types: Sales in this category experienced modest growth, pointing to consistent demand for niche and non-traditional properties. These homes often attract motivated buyers with specific lifestyle or investment goals. 🏠

Flagstaff’s September 2025 housing data reveals broad growth across most property types, particularly in single-family homes and condos. The overall trend suggests a resilient and diverse market, where buyers are exploring a wider range of housing options to balance affordability, lifestyle, and long-term value.

December 2025 Flagstaff Luxury Real Estate Market Report

🏔️ Flagstaff Luxury Market Report – December 2025

A Market Defined by Balance as 2025 Comes to a Close

As we close out 2025, the luxury real estate market—both nationally and here in Flagstaff—is revealing its defining theme of the year: balance, stability, and intentional movement. Rather than dramatic swings, today’s market reflects thoughtful decision-making from buyers and strategic positioning from sellers.

The December Luxury Market Report provides a comprehensive look at top residential markets across the United States and Canada, offering month-over-month insights alongside a 13-month trend analysis. This broader perspective helps luxury clients understand not just where the market is today, but how it has evolved—and where it’s headed next.

North American Luxury Market Snapshot

Following a surge of activity earlier in the fall, November delivered a natural seasonal slowdown. Sales, new listings, and inventory moderated slightly compared to last year, yet overall performance remains well ahead of 2023 levels—an important signal of long-term strength rather than short-term hesitation.

Year-to-date, single-family luxury sales are up 5.7%, while attached luxury properties trail last year by a modest 2.1%. New listings declined sharply from October, tightening buyer options and reinforcing the importance of preparation and pricing accuracy for sellers entering the market.

Despite fewer listings, pricing held firm. Homes continue to sell closer to asking price, with attached luxury properties posting a 2.2% year-over-year price increase and single-family prices remaining steady. Interest rate policy has added predictability to the equation, supporting confidence and encouraging thoughtful, well-timed decisions rather than urgency-driven moves.

Luxury buyers remain highly selective, prioritizing privacy, sustainability, wellness-focused design, customization, and exclusivity. Real estate continues to serve both as a lifestyle investment and as a stabilizing asset within diversified portfolios.

Flagstaff Luxury Market Insight

Locally, Flagstaff’s luxury market closely mirrors these national trends, with one defining factor standing out: limited inventory. Seasonal slowing combined with seller hesitancy—particularly ahead of rate decisions—has reduced available options, especially for high-quality custom homes, forest-backed properties, and residences offering privacy, views, or proximity to outdoor recreation.

Buyers remain active but discerning. Properties that are well-prepared, appropriately priced, and strategically marketed continue to perform, while homes lacking presentation or clear positioning require adjustments to attract attention. For sellers, success in today’s market is less about chasing peak conditions and more about leveraging data, timing, and professional guidance.

As we approach 2026, Flagstaff’s luxury market is shaping up to reward clarity and expertise. In a balanced environment, working with a local luxury specialist who understands neighborhood-level trends, security considerations, and advanced marketing technology is essential to achieving optimal results.

What’s New in Flagstaff | December 2025

Winter has officially arrived in Northern Arizona, bringing renewed energy to Flagstaff’s lifestyle appeal. Arizona Snowbowl is in full swing, downtown Flagstaff is buzzing with seasonal events, and second-home interest continues to be driven by buyers seeking mountain living, cooler temperatures, and access to year-round outdoor recreation.

Locally, demand remains strongest for properties that offer a true Flagstaff experience—homes with forest surroundings, energy-efficient features, and flexible spaces for work-from-home living. As we head into the new year, many luxury clients are already planning ahead, positioning themselves early for spring opportunities in a market where quality inventory remains limited.

Looking Ahead to 2026

November’s performance signals a 2026 market defined not by extremes, but by balance, informed decisions, and strategic guidance. When others lower expectations, this is the moment to shift gears—discovering how to leverage the market effectively to achieve your goals.

Whether you are considering buying or selling a luxury home, partnering with a REALTOR® who understands the nuances of the local market, maintains a high level of security, and knows how to maximize exposure through technology and data is more important than ever.

💬 What This Means for Sellers

Luxury buyers are still active, but they are selective. Homes that are well-prepared, priced accurately, and professionally marketed continue to sell close to asking price. With fewer listings on the market this season, sellers who focus on presentation and strategy can stand out and gain an advantage.

🛠️ What This Market Means for Buyers

The current market favors thoughtful decision-making. Stable pricing and predictable interest rates allow buyers to move forward with confidence rather than urgency. While inventory is limited, well-positioned homes continue to offer strong long-term value—especially for buyers focused on lifestyle, privacy, and quality.

Should I Sell My Home During the Holidays?

Many sellers wait until spring, but the holidays can be one of the best times to sell. Here’s why this season’s motivated buyers and low competition could work to your advantage.

Should you sell your home during the holidays or wait for spring? Many homeowners think the holiday season is the worst time to sell a home. People are busier, the weather is cold, and it seems like no one’s house-hunting. Yet every year, I meet homeowners who decide to list anyway, and many are surprised by what happens next. Their homes sell faster than expected, sometimes at stronger prices than they imagined.

So what’s really going on in the market this time of year, and could selling now actually work in your favor? Here’s what you need to know.

Less competition means more visibility. When most sellers pause for the holidays, their inventory levels drop. Fewer homes on the market means buyers have fewer choices, which increases your chance of standing out. If your property is priced correctly and shows well, it can capture attention quickly. This seasonal window often gives sellers an advantage, especially when motivated buyers are still searching for the right home before the year ends.

Holiday buyers are serious about moving. The people shopping for homes during November and December are not casual browsers. Many are relocating for work, finalizing family plans, or trying to close before year-end for financial reasons. These buyers are focused and ready to make decisions. That means fewer showings, but often stronger, more qualified offers.

"The holidays bring a sense of comfort that helps buyers connect with a home."

Your home can make a strong emotional impact.
The holidays bring a natural warmth that helps buyers connect with a space. A clean, lightly decorated home feels inviting and helps visitors imagine themselves celebrating future holidays there. Soft lighting, neutral décor, and the scent of home cooking can make your property feel memorable without overwhelming buyers.

Smart timing can help you get ahead. Waiting until spring may seem logical, but more competition can make it harder to stand out. Listing now positions you in front of serious buyers before the flood of new listings arrives in January. You can take advantage of this quieter season to secure a smooth, timely sale while others are still preparing to list.

If you’re wondering whether selling during the holidays makes sense for your situation, I’d be happy to guide you through the numbers and timing. Every market is different, and the right plan can make all the difference. Call, text, or email me to schedule a quick consultation. Let’s create a strategy that aligns with your goals and helps you maximize the opportunities this unique season offers.
