Flagstaff Home Sales Drop in February

 

A drop in home sales from the fourth quarter of last year to the first quarter of the current year is an expected seasonal norm. Prices have stabilized in the past few months, and we can anticipate an active spring selling season, fueled by changing mortgage rates and low inventory.  Here's our latest update

 

FLAGSTAFF HOME SALES

The US Existing-Home Sales Fade 7.2% in February while Greater Flagstaff's housing sales shrunk 17.6% from January according to data provided by the Northern Arizona MLS. There was a total of eighty-nine home sold which is down 13.6% from a year ago. The highest on record was from 2020 when there were 113. Increasing mortgage rates and record low inventory contributed to the decline.

In the month of February, the Broaddus Properties Group Brokered by eXp Realty sold five Flagstaff properties valued at over $3.8M. This is our best February home sales on record. Big thanks to our Flagstaff clients. Last year we helped buy and sell seven homes worth $3.5M. 

 

FLAGSTAFF MEDIAN HOME PRICE

Flagstaff Median Home Price & DOM February 2022

"The median list-to-sales ratio for this area is 102.5%." List to Sales Ratio is the percentage of the list price that the buyer paid for the property.

 

"Housing affordability continues to be a major challenge, as buyers are getting a double whammy: rising mortgage rates and sustained price increases," said Lawrence Yun, NAR's chief economist. "Some who had previously qualified at a 3% mortgage rate are no longer able to buy at the 4% rate.

 

The median sold price in February is up 29.2% year over year to $684,500, a new monthly high. Homes remained on the market for an average of 42 days. This is swifter than the 52 days we saw in January, and faster than the 51 days we saw a year prior. This is welcome news for home sellers, which shows that overall demand remains historically high.

February 2022 Flagstaff Market Watch Summary

2022 Flagstaff Real Estate Market Watch Total Home Sales -   89 homes, down 12.7% vs Feb 2021.

Median Sale Price - $684,500 up 29.2% vs Feb 2021, highest in more than a decade

Mortgage rates - Average 30-year fixed-rate mortgage rate ended 3/17 at 4.27%. Rates can change rapidly during the day, and massively from week to week even though they can also be very boring for months on end.

Longest days on market (SF): 860 days This is a newly built 3-bedroom home in Trails End. It is one of Flagstaff's newest affordable subdivisions, located off Highway 89 just past the Flagstaff mall.

CDOM The acronym CDOM (Cumulative Days on Market) is used by the Flagstaff MLS to describe how many days a property has been available for sale. A property has to be off the MLS for at least 90 days for the CDOM to restart, even if a different agent lists it. We report the average days on the market for properties sold based on CDOM.

The number of days a home sits on the market can tell us a lot about pricing. A high CDOM is commonly a strong indicator that the home is overpriced.

  • The highest-priced Flagstaff townhome sale was a $692,000 partially updated Lakeside Acres townhouse, close to Downtown Flagstaff & NAU, listed by Kelly Broaddus
  • The highest-priced Flagstaff condominium sale was a $213,000, two-bedroom, modern bungalow in WoodShire at Butler

 

THE MOST AFFORDABLE FLAGSTAFF HOMES SOLD in FEBRUARY 2022

  • The lowest-priced single-family Flagstaff home that sold in February was a $369,000, three-bedroom Greenlaw home with new roof, new hot water heater, remodeled bathroom, new furnace, new sewer lines and tiled throughout all in 2015. Property was sold AS Is.
  • The lowest-priced Flagstaff townhome that sold last month was a $400,000, three-bedroom Elk Run townhome on the golf course, sold as is.
  • The lowest-priced Flagstaff condominium that was sold was a $372,265 one bedroom fully remodeled Woodlands Area unit located in one of the more privately situated buildings in the complex. Perfect for investors or as a starter or seasonal getaway home.

 

Flagstaff Home Buyer Advice

Are you looking to buy a home for the first time? If so, you understand how difficult this market is. Inventory for people who typically qualify as first-time buyers (those making between $75,000 and $100,000 annually) is at an all-time low.

Despite the difficult path ahead, it’s still an attractive time to buy a home. As the Federal Reserve raises interest rates to curb inflation, housing will become less affordable. On top of that, Redfin chief economist Daryl Fairweather says that increasing rent prices make buying a better option. “At least when you buy, you get to lock in your monthly mortgage payments.”

The truth is that there are many benefits to buying, even in this tough market. Most buyers enter the market to take advantage of low rates and begin building equity, but there are many tax advantages to owning a home as well. If you’re thinking about buying soon, it’s crucial to be aware of the following benefits:

  • Mortgage interest. After five years of owning your home, you can deduct interest on loans up to $1 million, and you can deduct on loans up to $750,000 before that. However, if you’re a first-time buyer, it’s unlikely you’ll hit either cap. This is important because it’s another way your mortgage payment will be cheaper than renting.
  • Property taxes. If you’re married, you can deduct up to $10,000 in property taxes no matter how much you owe. Just make sure the tax benefit from doing this is worth more than the standard deduction.
  • Private mortgage insurance. The Mortgage Insurance Tax Deduction Act of 2021 passed last year, which reinstated deductions and credits for mortgage insurance that expired in 2020. Once again, make sure deducting your insurance interest instead of taking the standard deduction makes sense for you.
  • Energy-efficient upgrades. If you have solar electric or solar water-heating equipment, you can receive a tax credit.
  • A home office. More people are working from home, and more houses have offices as a result. If you are self-employed and working from home, you can deduct $5 for every square foot of your office up to three hundred square feet. The sad news is that if you are a W-2 employee, you can’t take advantage of this credit.

Flagstaff Home Seller Advice 

If you’ve been sitting on the sidelines, it could be time to finally list your home. The Northern Arizona MLS total inventory was down 9% year over year in February, and new listings were down 19.4%.

According to Danielle Hale, chief economist at Realtor.com, “Factors like omicron uncertainties could be causing sellers to hesitate even when they know housing conditions are favorable.” 

 Our lack of supply might lead you to think our market is slowing down, but things might be hotter than they have ever been. The average Northern Arizona home spends just 42 days on the market right now, a. That’s the fastest pace since we started keeping track of it in 2015. Feb of 2015 also recorded 42 days on market.

Home builders are trying to build as fast as possible to meet demand, but supply chain issues are gumming up the works. Now that the worst of the omicron surge is over and builders continue to try and meet demand, our lack of supply (and lack of competition) may be in its twilight. 

Supply isn’t the only factor making our current market so crazy. Interest rates are finally increasing, and buyers are feeling the pressure. According to Ralph McLaughlin, chief economist at Kukun, “High levels of inflation could make it more difficult for first-time homebuyers to save for a down payment.

As inflation increases, the Federal Reserve will try to raise rates to keep it in check. Many buyers want to take advantage of the low rates while they can. 

If you’re worried you’ve missed the boat on selling because rates are rising, don’t fret. As global tension increases and the world becomes more uncertain, real estate becomes a safer bet for investors. According to Taylor Marr, deputy chief economist at Redfin, tensions with Russia could keep interest rates lower for longer. “On the one hand, you have the Fed putting upward pressure on mortgage rates, and then on the other hand, these global tensions are anchoring rates a little bit."

What does all of this mean for you?

Now is still a fantastic time to sell, but the future is uncertain. Supply levels may finally increase, and demand may finally level out, so if you are looking to sell, this could be the best time to do so for a while. Buyers won’t be able to afford our rising prices forever, so take advantage while you can.

Today I'm discussing an important topic: homeowners insurance. There’s a lot that goes into choosing the right insurance company, so how do you know you’re picking the best one? Let’s talk about what factors to consider when making your insurance decision.

 

One of the first things you should consider is how strong you want your coverage to be. If you want insurance that will cover catastrophes, that’s one option. If you want a policy that covers claims in your everyday life, that’s a different kind. Let me explain why. 

"Every insurance company is a little different."

 

Let’s say you want to sell your home, but your roof is a little old. It’s been through hail storms, but there have never been any leaks. You’ll want to fix the roof before you sell, and if you have the right insurance, you can file a claim. Hail is considered an act of God, so to speak, so good insurance companies won’t count it against you. With the wrong insurance however, you might be paying for the repairs yourself. 

 

I don’t like to pick favorites, but let me be clear. If you plan on owning a home for a long time, you want insurance that will cover your claims. In my opinion, State Farm is by far the best for long-term, catastrophic insurance. However, they don’t do too well in the short term. Not all insurance companies are created equal, so reach out to me if you’d like to know who is the best fit for you.

Hedge Against Inflation With These 3 Real Estate Investment Types

 

The annual inflation rate in the United States is currently around 7.5%—the highest it has been since 1982.1 It doesn’t matter if you’re a cashier, lawyer, plumber, or retiree; if you spend U.S. dollars, inflation impacts you.

 

Economists expect the effects of inflation, like a higher cost of goods, to continue.2 Luckily, an investment in real estate can ease some of the financial strain.

 

Here’s what you need to know about inflation, how it impacts you, and how an investment in real estate can help.

 

 

WHAT IS INFLATION AND HOW DOES IT IMPACT ME?

 

Inflation is a decline in the value of money. When the rate of inflation rises, prices for goods and services go up. Therefore, a dollar buys you a little bit less with every passing day.

 

The consumer price index, or CPI, is a standard measure of inflation. Based on the latest CPI data, prices increased 7.5% from January 2021 to January 2022.1 A little bit of inflation is considered healthy for the economy, but 7.5% in a single year is high.

 

How does inflation affect your life? Here are a few of the negative impacts:

 

  • Decreased Purchasing Power

We touched on this already, but as prices rise, your dollar won’t stretch as far as it used to. That means you’ll be able to purchase fewer goods and services with a limited budget.

 

  • Increased Borrowing Costs

In an effort to curb inflation, the Federal Reserve is expected to raise the federal funds rate. Therefore, consumers are likely to pay a higher interest rate on new mortgages, car loans, and variable-rate credit cards.3

 

  • Lower Standard of Living

Wage growth tends to lag behind price increases. According to Moody Analytics, when adjusted for inflation, average weekly earnings in January were down 3.1% from a year earlier.4 As such, life is becoming less affordable for everyone. Inflation can force those on a fixed income, like retirees, to make lifestyle changes and prioritize essentials.

 

  • Eroded Savings

If you store all your savings in a bank account, inflation is even more damaging. As of February 2022, the national average interest rate for a savings account is 0.06%, not nearly enough to keep up with inflation. And economists don’t expect that rate to go much higher.3

 

One of the best ways to mitigate these effects is to find a place to invest your money other than the bank. Even though interest rates are expected to rise, they’re unlikely to get high enough to beat inflation. If you hoard cash, the value of your money will decrease every year and more rapidly in years with elevated inflation.

 

 

REAL ESTATE: A PROVEN HEDGE AGAINST INFLATION

 

So where is a good place to invest your money to protect (hedge) against the impacts of inflation? There are several investment vehicles that financial advisors traditionally recommend, including:

 

  • Stocks

Some people invest in stocks as their primary inflation hedge. However, the stock market can become volatile during inflationary times, as we’ve seen in recent months.5

 

  • Commodities

Commodities are tangible assets, like oil, livestock, and minerals. The theory is that the price of commodities should climb alongside inflation. But the classic choice–gold–hasn’t risen consistently during periods of inflation since the 1970s, according to data from Morningstar Direct.6

 

  • Inflation-Indexed Bonds

Treasury inflation-protected securities, or TIPS, are U.S. government-issued bonds that are indexed to the inflation rate. Bonds are considered low risk, but the returns they offer are generally low, as well.7
 

  • Real Estate
    Real estate prices across the board tend to rise along with inflation and often rise faster than inflation.8 That’s one of the reasons demand for real estate is soaring right now.9

 

We believe real estate is the best hedge against inflation. Owning real estate does more than protect your wealth—it can actually make you money. For example, home prices rose nearly 17% from 2020 to 2021, 10% ahead of the 7% inflation that occurred in the same timeframe.10

 2022 Flagstaff Home Sales Off to a Great Start, Inventory Continues Decline

 

I hope that your year is off to as good of a start as the Flagstaff housing market. Here's our latest update

 

FLAGSTAFF HOME SALES

The US Existing-Home Sales Surge 6.7% in January while Greater Flagstaff's housing sales declined by 22.3% from December according to data provided by the Northern Arizona MLS. There were a total of 108 home sold last month which is up 5.9% from a year ago. This is the second-highest January Flagstaff home sales activity in more than a decade. The highest on record was from 2020 when there were 113.

In the month of January, the Kelly Broaddus Group Brokered by eXp Reaty sold five Northern AZ properties valued at over $4.7M. This is our second best January home sales on record. Big thanks to our Flagstaff and Sedona clients. Last year we helped buy and sell ten homes worth $7.7M. 

 

FLAGSTAFF MEDIAN HOME PRICE

Flagstaff Median Home Price & DOM January 2022

"The median list-to-sales ratio for this area is 103%." List to Sales Ratio is the percentage of the list price that the buyer ultimately paid for the property.

“Homes priced at $500,000 and below are disappearing, while supply has risen at the higher price range.” said Lawrence Yun, NAR’s chief economist.  He noted that such increases will continue to shift the mix of buyers toward high-income consumers. Clearly, more supply is needed at the lower-end of the market.

The median sold price in January is up 41.8% year over year to $689,000, a new monthly high. Homes remained on the market for an average of 52 days. This is down from of 63 days we saw in December, and faster than the 58 days we saw a year prior. This is a welcome news for home sellers, which shows that demand overall remains historically high.

2022 Flagstaff Real Estate Market Watch Total Home Sales -   108 homes, up 5.9% vs Jan 2021.

Median Sale Price -  $689,000 up 41.8% vs Jan 2021, highest in more than a decade

Mortgage rates  - Average 30-year fixed-rate mortgage rate ended 2/17 at the highest levels in 2 months at 4.23%. Mortgage rates are climbing and just above August 2019 levels.

Longest days on market (SF): 345 days This is a new build rustic farmhouse in Slayton Ranch Estates. Open concept 5 bedroom, 3.5 bath, with breathtaking views of the San Francisco peaks.

CDOM The acronym CDOM (Cumulative Days on Market) is used by the Flagstaff MLS to describe how many days a property has been available for sale. A property has to be off the MLS for at least 90 days for the CDOM to restart, even if it is listed by a different agent. We report the average days on market for properties sold based on CDOM.

The number of days a home sits on the market can tell us a lot about pricing. A high CDOM is commonly a strong indicator that the home is overpriced.

  • The highest-priced single-family Flagstaff home that sold in January was a $1,725,000 Equestrian Estates home located on 1.45 acres bordering State Trust land. 4,287 SQ.FT, 4 bedroom, 4.5 bathroom and multiple entertainment decks & patios. 
  • The highest-priced Flagstaff townhome sale was a $1,200,000 furnished, upgraded four bedroom home in Switzer Mesa, a newer townhome community in Flagstaff.
  • The highest-priced Flagstaff condo sale last month was a $680,000 luxury 2nd story private treetop condo, with views on all 3 sides, situated on a quiet cul-de-sac in the gated Flagstaff Ranch neighborhood. 

 

THE MOST AFFORDABLE  FLAGSTAFF HOMES SOLD in JANUARY 2022

Lowest Priced Flagstaff Home in January 2022

  • The lowest-priced single-family Flagstaff home that sold in January was a $340,000 two-bedroom malapai rock cabin in Mountainaire with numerous old growth Ponderosa Pine trees on a quarter acre lot.
  • The lowest-priced Flagstaff townhome that sold last month was a $318,000 one bedroom Pointe North townhouse in Flagstaff Townsite ( Historic downtown Flagstaff)
  • The lowest-priced Flagstaff condo that sold was a $225,000  one bedroom fully remodeled University Meadows (Riordan Ranch) unit located at the edge of NAU and near Riordan State Park. Perfect for investors or as a starter/vacation home.

 

Flagstaff Home Buyer Advice

 

Is it still a good time to buy a home? If you’ve been considering it, you’ve likely been watching the real estate market. You’ve probably seen that interest rates are increasing and home prices rose at record levels in 2021.

 

Does that mean it’s a bad time to buy a home? The experts say no. Jon Meyer, The Mortgage Reports’ loan expert and licensed MLO said, “While it’s always nice to get a better rate and have a smaller total monthly payment, if you can afford the home, it’s never a bad time to buy.” 

However, with home prices and interest rates still rising, it’s a good idea to buy sooner rather than later. Don’t let those two facts discourage you; our rates are still historically low, so even a more expensive house will cost less now than it did in the past.

It’s not a great idea to wait and see if rates decline again. Playing the waiting game with interest rates rarely goes in your favor. On December 15, The Federal Reserve announced that they’ll increase rates a few times in 2022. However, even if you decide to wait to buy until later this year, rates will still be extremely affordable.

 

Current Rates VS the last 5 decades

Across the nation, the median home price climbed 14.6% year over year in December. The excellent news is that home price growth will slow in 2022. However, don’t take that to mean that prices will slip; the rate of growth will just decelerate. 

 

If you’re thinking that you might just rent for a while and see how things go, that’s not the best idea. While you won’t have to pay property taxes or homeowners insurance, rental rates are inflating. In November, the average monthly rental rate jumped up 6.8%!

Inflation has reached its highest point since 1982, and many people turned to renting last year. However, that heightened demand and inflation rates will likely make renting even more financially challenging than buying in 2022.

 

What about the ongoing pandemic; will that affect your home-buying prospects? COVID-19 has been both positive and negative for homebuyers, which means our market has changed somewhat in response. You need to be more in the know than ever, so here are a few tips:

  •     Know what you can afford. How much have you saved for a down payment? What is your credit score? Your score will directly affect the interest rate you can get on your loan. 
  •     Get pre-approved for your mortgage. Your lender will take into account your debt payments, income, and credit score to determine exactly how much mortgage you can carry. A pre-approval letter means your lender has reviewed your credit, analyzed your file, and decided to fund your home loan. A pre-qualification isn’t as good as a pre-approval. 
  •     Decide what trade-offs you’re willing to make. Make a list of the things you can live without so that if you have to make choices, you know what to do. Each decision you make for your new house and the prioritization you give it has consequences. 
  •     Consider housing alternatives. If buying a single-family home is too much right now, think about buying a two- or three-family property, where you’ll live in one unit and rent out the other(s). Also, building a multigenerational household to leverage additional income is a rising trend. With the way COVID is going, remote work is increasing in popularity, so perhaps consider buying in a more affordable area, even if it’s farther from your workplace. 
  •     Work with professionals. Everyone you work with during the process should be willing to kindly share their knowledge and expertise. That includes your real estate agent, home inspector, mortgage lender, tax expert, and whoever else you contact for assistance. Remember to educate yourself about the process both beforehand and during the transaction. 

 

Waiting to buy has plenty of risks. A postponement will hurt your wallet and your ability to qualify for the home you want. Check your eligibility and the latest interest rates to see if locking in a mortgage and buying a house this year is right for you.

3 Strategies To Back Out of a Contract

Here are three ways you can get out of a bad real estate contract.

 

Are you in a contract, but you want to get out? How can you do it? You’ll need a skilled Realtor, but I’ve come up with three strategies you can use to get out of a rotten contract: 

 

1. Cancel during the due diligence period. When you sign a contract, you have an allotted amount of time for appraisals and inspections called the due diligence period. During this time, you can cancel for basically any reason; however, you have to have a reason. Good Realtors have contacts that can help you finish your appraisal and inspection as fast as possible. This way, you can know what you’re getting into before you decide to cancel or not. 

 

2. Cancel within five days of receiving your CC&Rs. You’ll receive a notice of your covenants, conditions, and restrictions from your title company in your email. Your title company will be watching closely to see if you have any issues with your CC&Rs, and if you do, a good Realtor can help you get out of your contract. 

 

"Good Realtors have contacts that can help you finish your appraisal and inspection as fast as possible."

 

3. Cancel because of an unfulfilled loan contingency. If your loan is denied for any reason up until the day you close, your seller cannot receive your earnest money.  

 

Unfortunately, getting a bad vibe or cold feet is usually not enough to cancel a contract. The good news is that they can only get your earnest money; they can’t force you to buy their home. The key takeaway is to strategize with your Realtor to make sure you don’t lose your outs if things go wrong.
