A major remodel can be a major commitment. From hiring contractors to selecting materials to managing a budget, it can take a tremendous amount of time and energy—not to mention the ordeal of living through construction or relocating to a temporary residence.

On the other hand, moving is notoriously taxing. In fact, in one survey, 40% of respondents viewed buying a new home as ”the most stressful event in modern life.”1

So which is the better option for you? Let’s take a closer look at some of the factors you should consider before you decide.

 

 

  1. What Are Your Motivations for Making a Change?

 

It’s possible that some of the limitations of your current Northern AZ home can be addressed with a renovation, but others may require a move.

 

Renovate

Certain issues, like dated kitchens and bathrooms, are fairly easy to remedy with a remodel—and the results can be dramatic. In many cases, a relatively minor renovation can significantly increase your enjoyment of your home.

 

Other shortcomings can be more challenging to fix but are worth exploring so that you know your options. For example, if your home feels cramped or it lacks certain rooms, you might be able to make changes like installing an extra bathroom, adding a dedicated office, or finishing an attic or basement. You may even be able to build an accessory dwelling unit or extension to accommodate a multi-generational family.

 

In fact, many Americans have remodeled their homes to meet changing needs since the start of the pandemic. According to the National Association of the Remodeling Industry, 90% of their members reported increased demand for renovations starting in 2020, and 60% reported that the scale of remodeling projects has grown.2

 

However, the feasibility and cost of these larger changes will depend on factors ranging from zoning and permitting to your home’s current layout. Conversely, if the shift to remote work has opened up your location options, you may wish to seize the opportunity to relocate to a new locale. A 2022 study found that nearly five million Americans had already moved since the start of the COVID-19 pandemic due to increased flexibility from remote work, and nearly 19 million more were planning to move in the near future for the same reasons.3 

 

Moving may also be the best option, even when you’re happy with your geographic location. A local move may make sense if you’re looking for a larger backyard or significantly more space. Similarly, some frustrations—like living on a busy street or a long way from a grocery store—can’t be addressed with a renovation. Renovating and relocating both come with costs, and it’s wise to explore the financial implications of each choice before you move forward.

 

Renovate Your Northen AZ Home

The costs of a renovation can vary widely, so it’s vital to get several estimates from contractors upfront to understand what it might take to achieve your dream home.

 

Be sure to consider all of the potential expenditures, from materials and permits to updates to your electrical and plumbing systems. It’s also prudent to add 10-20% to your total budget to account for unexpected issues.If you plan to DIY all or part of your renovation, don’t forget to factor in the value of your time.

 

Renovations can also come with hidden expenses. These might include:

  • Additional home insurance
  • Short-term rental or hotel if you need to move out during the renovation
  • Storage unit for possessions that need to be out of the way
  • Dining out, laundry service, and other essentials if you can’t access appliances at home

 

Remodeling choices can also impact the long-term value of your home. Some projects may increase your home’s value enough to outweigh your investment, while others could actually hurt your home’s resale potential.

 

For example, although you may enjoy the additional living space, garage conversions aren’t typically popular with buyers.5 Refinishing hardwood floors, on the other hand, brings an average return of 147% at resale.The specific impact of a renovation will depend on a number of factors, including the quality of work, choice of materials, and buyer preferences in your area. Relocate

The cost of a new home, of course, will vary significantly depending on the features you’re seeking. However, you may find that it’s cheaper to move to a home that has everything you want than it is to make major changes to your existing one.

 

For example, adding a downstairs bedroom suite or opening up a closed floor plan could cost you more than it would to buy a Flagstaff home that already has those features. On the other hand, simpler changes and updates probably won’t outweigh the expense of a relocation.

  1. Which Option Will Be the Least Disruptive to Your Life?

 

A final—but critical—consideration is the time and hassle involved with each option since both renovating and relocating involve a significant amount of each.

 

Renovate

Don’t underestimate the time and effort involved in a large-scale renovation, even if you choose to hire a general contractor. You will still need to consider and make a number of decisions. For example, even a fairly basic kitchen remodel can involve a seemingly-endless selection of cabinets, tile, countertops, paint colors, fixtures, hardware, and appliances.

 

And don’t assume that you will get out of packing and unpacking if you stay in your current home. Most renovations—from kitchens to bathrooms to flooring replacement—require you to remove your belongings during the construction process.

 

The time frame for a remodel is another consideration. High demand for contractors and ongoing material shortages can mean a long wait to get started. And once the project is in progress, you can expect that it will take a couple of weeks to several months to complete.7

 

Contemplate whether you will be able to live in your home while it’s being renovated and how that would impact your routine. For example, being without a functional kitchen for months can be frustrating, inconvenient, and expensive (since you’ll need to purchase prepared food). Remember that delays are inevitable with construction, and consider what additional challenges they could present.

 

Relocate

Of course, finding a new home and selling your current one also takes a significant amount of time and energy. According to the National Association of Realtors’ 2022 Profile of Home Buyers and Sellers, the average buyer searched for 10 weeks and toured a median of five homes.8

 

However, in many cases, the timeline can still be shorter than a major renovation. Once you find a home that works for you, it typically takes between 30 and 60 days to close if you’re taking on a mortgage—and the process is even faster if you’re paying with cash.Plus, you can look for your dream home without the inconvenience of living in a construction zone.

 

However, a move comes with its own stress and disruptions. If you’re selling your current home, you’ll need to prep it for the market and keep it ready and available for showings. Once you’ve found a place, the packing and moving process takes time and work, as does settling into a new home—especially if it’s in a different neighborhood.

May 2023 Flagstaff Market Report

 

Flagstaff Home Sales Skyrocket by 50%, Home Prices Reach an All Time High in May 2023 

 

And just like that, the first half of the year is nearly done. Sales of existing homes in the United States grew marginally in May, according to industry numbers released Thursday, though activity remained modest due to limited supply and high loan rates. Here's the most recent update. 

 

FLAGSTAFF HOME SALES

US Existing-Home Sales Edged Higher by 0.2% in May while according to data released by the Northern Arizona MLS Greater Flagstaff's housing sales skyrocketed by 50% over the previous month. From eighty-nine properties sold in April, 129 residences were sold last month, representing a 19% decline from the prior year.

"Mortgage rates heavily influence the direction of home sales. Relatively steady rates have led to several consecutive months of consistent home sales." said National Association of Realtors Chief Economist Lawrence Yun.

FLAGSTAFF MEDIAN HOME PRICE

"The median list-to-sales ratio for this area is 98.9%." List to Sales Ratio is the percentage of the list price that the buyer paid for the property. 

The median home price in May 2023 is 16.7% higher than in April. After a five-month dip, home price growth has surged year on year. Flagstaff's median sold price increased 1.9% year on year in May to $735,000, a new monthly high, up from $721,000 the previous year. The median sale price measures the ‘middle’ price of homes that sold, meaning that half of the homes sold for a higher price and half sold for less . . . For example, if more lower-priced homes have sold recently, the median sale price would decline (because the “middle” home is now a lower-priced home), even if the value of each individual home is rising.

Homes remained on the market for a median of 41 days, which means homes sold as fast as the same period last year, and faster than the 50 days we saw in April.

MAY 2023 Flagstaff Market Watch Summary

2023 Flagstaff Real Estate Market Watch Total Home Sales - 129 homes, down 18.9vs May 2022.

Median Sales Price - $735,000, up 1.9% vs May 2022

Mortgage rates - For the third week in a row, mortgage rates have fallen. According to Freddie Mac statistics issued Thursday, the weekly average for a 30-year fixed rate mortgage rate is 6.67% in the week ending June 22, down from 6.69% the previous week. The 30-year fixed-rate mortgage was 5.81% a year ago. 

Longest days on market (SF): 675 days This three-bedroom luxury home in Pine Canyon boasts two separate bedroom suites and a separate guest casita, plenty of space for gathering with family and friends.

CDOM The acronym CDOM (Cumulative Days on Market) is used by the Flagstaff MLS to describe how many days a property has been available for sale. A property must be off the MLS for at least 90 days for the CDOM to restart, even if a different agent lists it. We report the average days on the market for properties sold based on CDOM.

The number of days a home sits on the market can tell us a lot about pricing. A high CDOM is commonly a strong indicator that the home is overpriced. 

 

FLAGSTAFF LUXURY HOME SALES

The luxury benchmark price for Flagstaff single-family homes is $975,000, set by The Institute for Luxury Home Marketing.  LUXURY BENCHMARK PRICE is the price point that marks the transition from traditional homes to luxury homes.

  • The Flagstaff single-family luxury market is a Balanced Market with a 15% Sales Ratio.
  • Homes sold for a median of 100% of list price in May 2023.
  • The most active price band is $2,600,000-$2,899,999, where the sales ratio is 100%.
  • The median luxury sales price for single-family homes is $1,300,000.
  • The median days on market for April 2023 was 36 days, down from 43 in May 2022.

The Surprising Benefits of Reverse Mortgages and Basic Equity Line

Today, we have a special guest, Tiffany Taradash from CrossCountry Mortgage, who will introduce two exciting products: reverse mortgages and basic equity line. The former is particularly useful for individuals over 60, while the latter is beneficial for those looking to sell their homes and buy a new one.

First, let’s talk about reverse mortgages. While you may have heard of it, there are some incredible features that often go unnoticed. Contrary to popular belief, a reverse mortgage isn't just for refinancing. In fact, you can actually use it to purchase a home. If you're over 62 years old, you can calculate how much money you need to put down, and the best part is that you won't have any mortgage payments to worry about.

Instead of paying for a home in cash—let's say you decide to put down 50%—with a reverse mortgage, you won't have to make monthly mortgage payments from your bank account. The principal balance increases every month using the funds that would have gone towards mortgage payments, but you won't need to withdraw that money from your bank account. Also, did you know that the equity in your home can actually work for you by earning interest? Currently, the prime interest rate is 8%. With a reverse mortgage, you can earn prime plus half, which means you can earn 8.5% on the equity in your home through an equity line.

"You can proceed without contingencies by accessing the equity in your house before finding a new one."

The other product Tiffany wants to share is the basic equity line. This product comes in handy when you want to make a non-contingent offer on a new house. Typically, when you need to sell your current house before buying a new one, sellers may hesitate to accept such contingencies. However, with this product, you can proceed without contingencies by accessing the equity in your house before finding a new one. If you decide to list your home and purchase a new one simultaneously, we can provide you with enough equity in cash for a down payment, eliminating the need to sell your current house first.

What sets this product apart is the efficiency of its approval process and closing period. Unlike the typical 30-day process, this product offers a five-hour approval and a five-day closing. By the time you complete the necessary tasks to list your home, you will already have the funds in hand, eliminating any delays.

The long-awaited release of the annual RealTrends rankings is out! Kelly Broaddus with eXp Realty was named one of America’s most productive sales associates as a part of RealTrends + Tom Ferry America’s Best rankings, the newly issued ranking report produced by REAL Trends. It is an annual list of the finest real estate agents and teams by state, ranked by sides and sales volume.
