The purpose of the meeting was to discuss the potential uses for the Wick Willow Point Rd. Property formerly - The Oak Creek Ranch School. It was determined that there are three ways the property can be used: #1. A school similar to The Oak Creek Ranch School operation and all 16+ acres must be utilized in the operation. The historic zoning grandfather rights allowing the use as a school expires 1 yr. from when the school was closed. If the property reverts to residential use certain uses of structures (too many residences) may need to be changed or removed to comply back to residential zoning allowance (one home and one guest house per parcel). #2. For residential use as allowed by the properties RCU-2A zoning. Only one house and one guest house (homes or mobile homes) per parcel. Any individual parcel that exceeds this rule will have to modify the use of those extra residences into other uses like: storage, hobbies, greenhouse or whatever, as long as they're not use for sleeping and eating. A new owner can occupy the property (one house and one guest house) after the close of escrow and would then have time to determine how they want to convert or even remove some structures bring the property into zoning compliance. A new owner could also build new homes or other structures as needed, as long as they do not exceed the maximum residences allowed per parcel. #3. Any other future use of the property like religious retreat centers, summer camps or B & B's will require the buyer to obtain a Conditional Use Permit for said use. The biggest concern will be impute from the locals and direct neighbors about any new requested use, and the counties concern for the safety of the public in regards to accessing the property, among other things. As a side note Seller can sell up to 5 parcels in total.
